Acquisitions / Underwriting Analyst - Senior Living
Overview

Seeking an Acquisitions / Underwriting Analyst to support the sourcing, evaluation, execution, and management of senior housing investment opportunities. This role plays a key part in both deal sourcing and underwriting, helping identify new acquisition opportunities and supporting them through financial analysis and closing.
Responsibilities
  • Source and identify senior living acquisition opportunities through broker relationships, direct outreach, market research, and internal pipelines
  • Underwrite senior living assets, including independent living, assisted living, memory care, and related property types
  • Build and maintain detailed financial models, including NOI projections, cash flow analysis, IRR, ROI, and debt structures
  • Conduct market research and evaluate property performance, demographic trends, and competitive positioning
  • Assist with due diligence, including review of operating statements, rent rolls, budgets, and historical financials
  • Support management of the deal pipeline from initial sourcing and screening through closing
  • Prepare investment committee presentations, deal summaries, and financial narratives
  • Collaborate closely with asset management, operations, and executive leadership teams
Qualifications
  • 2-5+ years of experience in real estate underwriting, acquisitions, investment analysis, or financial analysis
  • Experience in senior living, healthcare real estate, multifamily, or commercial real estate strongly preferred
  • Strong financial modeling and advanced Excel skills
  • Solid understanding of valuation methods, including DCF, cap rate analysis, and IRR
  • Strong analytical, communication, and organizational skills
Preferred Experience
  • Experience sourcing deals through broker networks, owners/operators, or off-market outreach
  • Prior experience with senior housing operators, healthcare REITs, or institutional real estate platforms
  • Familiarity with Argus or similar real estate financial modeling tools
