REAL ESTATE DEVELOPMENT CONTROLLER

TRU Development Co. | Las Vegas, Nevada

Position Summary

TRU Development Co. is seeking a Real Estate Development Controller to lead the Company's corporate accounting function and provide financial oversight across its real estate development portfolio.

Key Responsibilities

Corporate Accounting & Administration
  • Own accounting and financial reporting for TRU Development Co. and its related entities.
  • Oversee monthly close, general ledger, accounts payable, cash management, intercompany activity, and financial statements.
  • Oversee payroll administration and related reporting requirements.
  • Ensure timely completion of applicable state and other regulatory reporting requirements.
  • Maintain appropriate accounting structures, policies, procedures, and internal controls.
  • Coordinate with external accountants, auditors, tax advisors, and other professional service providers.
  • Collaborate with leadership and outside advisors on the administration and renewal of the Company's insurance policies and risk management programs.

Development & Construction Financials
  • Own project-level accounting and financial reporting for TRU's development and construction activities.
  • Maintain project budgets and forecasts in collaboration with development and construction teams.
  • Track actual, committed, and projected costs against approved budgets.
  • Review construction invoices, payment applications, change orders, retainage, and other significant expenditures.
  • Identify and communicate budget variances, cost pressures, and project financial risks.
  • Partner with equity partners to provide accurate and transparent project financial reporting.

Lender Draws
  • Own the lender draw process from preparation through submission, funding, and reconciliation.
  • Coordinate with construction teams, lenders, equity partners, and third-party consultants to ensure complete and accurate draw packages.
  • Monitor project funding, equity contributions, lender advances, retainage, and available capital.
  • Ensure draws comply with lender requirements and approved project budgets.

Financial Analysis & Development Support
  • Monitor cash flow and funding requirements.
  • Provide budget-to-actual analysis and financial reporting to executive leadership.
  • Support development teams with financial analysis and information required for project decisions and underwriting.
  • Identify changes in costs, timing, or assumptions that may impact project economics.
  • Assist with financial analysis related to acquisitions, refinancing, dispositions, and other significant transactions.

Equity & Joint Venture Reporting
  • Serve as a key financial contact for equity and joint-venture partners.
  • Maintain accurate records of capital contributions, distributions, ownership interests, and partner accounts.
  • Prepare and oversee financial reporting required under partnership and joint-venture agreements.

Qualifications
  • Bachelor's degree in Accounting, Finance, or a related field.
  • 7+ years of progressive accounting experience, preferably in real estate development, construction, or real estate investment.
  • Strong understanding of GAAP and real estate development accounting.
  • Experience with construction financials, project accounting, budgeting, forecasting, and cost control.
  • Experience managing construction lender draws and lender reporting.
  • Experience overseeing payroll, multi-entity accounting, and state or regulatory reporting requirements.
  • Experience working with equity partners and/or joint ventures preferred.
  • Experience with Yardi, Yardi Breeze Premier, or Rabbet is a plus.
  • Strong Excel and analytical skills.
  • Excellent communication, organizational, and problem-solving skills.
  • High level of integrity, accountability, and attention to detail.
  • CPA designation or eligibility preferred.
