Full Job Description
POSITION / PURPOSE:

Manage tenant coordinators and all activities related to tenant design and construction.

PRINCIPAL JOB ACTIVITIES:
  • Support Leasing Agents with preliminary tenant space layout drawings, conceptual building elevations, and conceptual storefront designs.
  • Review tenant leases to determine Landlord's work obligations, and to provide cost estimates for such work.
  • Accomplish Landlord's work obligations and to work with tenant design and construction personnel to achieve on-time store openings.
  • Track all tenant information from initial letter of intent through payment of tenant allowance after tenant opens.
  • Review tenant drawings, material submittals, etc. and submit comments to architects, general contractors, and tenant.
  • Select contractors to perform Landlord's Work obligations
  • Expedite the review and approve tenant submittals (shop drawings, signage, storefront, etc.)
  • Issue timely correspondence to tenant in accordance with lease requirements
  • Advise and consult with Leasing Agent and Legal Department on the lease exhibits
  • Coordinate Landlord drawings, MEP's, etc. for distribution to Tenant to completely identify the work required of the Landlord and Tenant
  • Oversee Tenant construction build out, insuring that all work is performed properly.
  • Hire, train, and mentor tenant coordinators to effectively accomplish above activities.
  • Ability to interface with all disciplines including corporate management, leasing representatives, tenant personnel, design consultants, operations personnel, and local authorities in a professional and diplomatic manner.
