Position SummaryThe Vice President, Market Research leads competitive intelligence and market research for new senior living developments, supporting projects from initial evaluation through pre-opening. This role partners across Development, Sales, Marketing, Finance, Operations, and Project Management to inform pricing, positioning, and overall market strategy while ensuring new communities are prepared for successful sales launches.
Key Responsibilities- Lead competitive analysis for new and active developments, including pricing, occupancy, unit mix, amenities, services, incentives, and overall market positioning.
- Conduct competitive research through phone shops, market visits, and ongoing market monitoring, translating findings into actionable recommendations.
- Partner with Finance and Sales to establish starting rates and ensure market intelligence informs underwriting, pricing, and positioning decisions.
- Review floor plans and building plans for accuracy, consistency, marketability, and alignment with the intended resident experience, coordinating necessary updates with Development and Project Management.
- Coordinate leasing center setup and pre-opening readiness, including signage, sales resources, project organization, and launch needs.
- Serve as a key cross-functional partner across Development, Sales, Marketing, Finance, Operations, and Project Management throughout the development and pre-opening process.
- Develop and maintain market research, competitive analysis, occupancy, and project tracking tools across the development portfolio.
- Support new site evaluations, project meetings, site visits, and other development initiatives as needed.
Qualifications- Experience in senior living, market research, real estate development, sales strategy, or a related field.
- Strong analytical, organizational, and project management skills.
- Ability to interpret floor plans and translate market data into actionable business recommendations.
- Strong cross-functional collaboration and communication skills.
- Excellent attention to detail.
TravelApproximately 20-25% travel based on project and development activity.
Benefits- Compensation: $135,000 - $150,000 / year
