Responsibilities

Preference for a hybrid schedule based in our Fort Mill, SC office (Tuesday through Thursday) and work fully remotely on Mondays and Fridays each week

What You'll Do:

Pricing & Hedging
  • Own rate sheet strategy and daily pricing decisions, balancing competitiveness against margin targets.
  • Set and maintain loan-level pricing adjustments (LLPAs), buy-up/buy-down structure, and exception pricing policy.
  • Partner with Sales leadership on pricing competitiveness and with Finance on margin performance.

Lock Desk
  • Oversee rate lock operations: lock requests, extensions, relocks, and expiration management.
  • Set lock desk policy and exception rules; ensure leaders and teammates apply them consistently.
  • Monitor pipeline lock status to prevent fallout and protect pull-through.

Secondary Marketing
  • Manage the loan sale process to investors and execute the hedging strategy that protects the company from rate risk.
  • Maintain investor relationships and delivery commitments; evaluate execution across investor channels.
  • Monitor market conditions and adjust strategy as rates and investor appetite shift.

Post-Closing / Shipping
  • Own the post-closing process: final document collection, loan file completion, and investor shipping.
  • Set and monitor turn-time and defect-rate standards for shipping and investor purchase.
  • Resolve suspense items and investor conditions; escalate systemic defect trends back to Closing and Underwriting.

Cross-Functional & People Leadership
  • Lead the leaders and teammates: set priorities, develop leaders, and build a bench.
  • Partner with Sales, Operations, Finance, Marketing, and Engineering teams on cross-team issues.
  • Represent capital markets and secondary operations in company-wide planning and risk conversations.

What Success Looks Like:
  • Pricing stays competitive without eroding margin targets.
  • Lock desk exceptions and relocks trend down; lock-to-funded pull-through improves.
  • Loans ship clean the first time; investor suspense volume and aging trend down - because we believe every second counts.
  • Turn times hold at or below target across post-closing and shipping.

What We're Looking For:

Required
  • 7+ years in mortgage capital markets, secondary marketing, or related operations, with direct experience in at least two of the four functional areas above.
  • Demonstrated ownership of pricing strategy or hedging execution in a production mortgage environment.
  • People leadership experience - has led leaders, not just individual contributors.
  • Working knowledge of investor guidelines (Fannie Mae, Freddie Mac, Ginnie Mae) and loan-level pricing mechanics.

Preferred
  • Experience standing up or upleveling a combined capital markets/operations function.
  • Familiarity with Sage's LOS/pricing engine stack (or comparable systems) and willingness to work in an agentic-forward, tech-heavy environment.
  • Direct-to-consumer or high-volume digital lending background.

Compensation:

Total Cash Compensation Range: $230k - $350k per year

This role is eligible for a target bonus, which is included in the Total Cash Compensation Range above. This role is also eligible for Equity, which is offered separately from the Total Cash Compensation Range listed above. Actual compensation varies based on location, experience, and qualifications.
