To better support our Acquisitions Department and the anticipated doubling of our portfolio over the next few years, Westcore is looking for an experienced Vice President of Acquisitions.

POSITION SUMMARY

Market Lead responsible for identifying, evaluating, and executing new industrial property investments throughout the Mid-Atlantic,

Northeast, and Southeast. This position plays a key role in sourcing, touring, underwriting, and closing real estate

acquisitions, while also supporting financing, equity placement, and disposition activities. VP will be a proactive dealmaker

with strong market knowledge and the ability to manage transactions from origination through close.

CORE ROLES & RESPONSIBILITIES:
• Act as market lead for assigned territories, maintaining up-to-date knowledge of market trends through regular

property tours, broker engagement, and analysis of research materials.
• Develop and grow key brokerage relationships throughout VP's respective markets and attend industrial

brokerage and industry functions on a regular basis. Including but not limited to NAIOP, SIOR, ULI, Investor

Symposiums and Capital Markets events.
• Identify, source, and qualify new acquisition opportunities in both core and emerging markets.
• Lead negotiation of purchase and sale agreements in collaboration with internal legal teams and external counsel.
• Oversee the development of Investment Committee materials and present all sourced acquisitions to Investment

Committee.
• Oversee financial underwriting in partnership with San Diego-based Analysts, including setting leasing

assumptions and evaluating capital requirements with support from the Construction team.

PRIMARY DUTIES: (The below list is not comprehensive, and priorities will change on a day to day basis)
• Prepare and submit acquisition offers; negotiate directly with brokers and sellers.
• Actively participate in the due diligence process alongside the Transaction Management team.
• Develop and maintain strong relationships with brokers, sellers, and industry stakeholders to generate deal flow.
• Support debt placement efforts for new acquisitions in coordination with internal and external capital partners.
• Post-acquisition, collaborate with Leasing Leads to provide market feedback and strategic input on lease-up activity.
