Description

As a Traveling Warranty & Quality Manager, you will oversee project quality, closeout, and post-construction warranty activities for construction projects nationwide. Working closely with Project Managers, Superintendents, subcontractors, and owners, you will ensure projects are completed to company quality standards before turnover while managing warranty requests through successful resolution.

Warranty Management
  • Serve as the primary point of contact for assigned warranty-related issues during the warranty period, ensuring timely resolution of all items.
  • Log and track all warranty items in the company management system within 24 hours of notification.
  • Classify warranty issues based on contributing conditions (e.g., general, 11-month walk, or QA/QC involvement) and assign appropriate priority levels.
  • Coordinate with subcontractors, vendors, and internal teams to investigate and resolve warranty issues, including scheduling site visits and corrective work.
  • Initiate and manage communication with all potentially responsible trades when responsibility is unclear to expedite resolution.
  • Follow up regularly with on-site management and stakeholders until all warranty items are completed and approved.
  • Obtain formal confirmation of completion from building management and ensure proper documentation is attached before closing warranty items.


11-Month Warranty Process
  • Coordinate and manage the 11-month warranty walk process, including advance planning and resource scheduling.
  • Compile, assign, and distribute warranty lists to subcontractors with defined timelines and expectations.
  • Oversee field execution of warranty work, ensuring all items are completed to 100% satisfaction.
  • Ensure all completed work is signed off by building management and properly documented prior to closing.


Quality Control (QCL Oversight)
  • Lead and execute the Quality Check List (QCL) process to verify all installed work meets company standards for functionality, appearance, and completeness.
  • Ensure all areas, rooms, and project components are thoroughly inspected using a consistent and repeatable inspection process.
  • Identify, document, and track deficiencies using the company punch list application, ensuring proper categorization and visibility of items.
  • Coordinate with subcontractors to ensure completion of all QCL items prior to owner punch walks, with a goal of achieving 100% completion before scheduling.
  • Assign responsibility and establish deadlines for all deficiency items, sequencing trades to ensure efficient completion of corrective work.
  • Communicate expectations clearly to subcontractor forepersons and project teams, including timelines, priorities, and closeout requirements.
  • Verify completion of all QCL items through documentation, including photographic evidence, and close out items in the system.
  • Escalate non-performance issues to the Project Manager, coordinate corrective actions, and support back-charge processes where subcontractors fail to perform.


Requirements

  • Minimum of 3 years of construction experience, preferably in Quality Control, Warranty Management, Project Management, Superintendent, or other field operations roles.
  • Bachelor's degree in construction management, Construction Engineering, or a related field preferred, but not required.
  • Strong knowledge of construction practices, building systems, and trade coordination.
  • Experience with construction management software such as Procore, Bluebeam, CMiC, or similar platforms.
  • Excellent communication, organization, and problem-solving skills with strong attention to detail.
  • Self-motivated with the ability to manage multiple priorities while working independently.


Travel Requirements:
  • This position requires extensive travel (90%+), including frequent overnight stays. Associates must be able to travel on short notice, work from various project locations, and adapt to changing schedules based on organizational needs. This travel requirement applies to all assignments located outside of the DFW metropolitan area.
  • Travel may be required to projects located in any state within the United States.
