Position Overview

The Supervisor, Regional Maintenance provides operational and technical leadership across an assigned portfolio of communities, ensuring maintenance programs, building systems, safety standards, and community readiness are consistently executed. This role partners with onsite and regional leadership to strengthen maintenance performance, develop team capabilities, support capital projects, and address escalated facilities needs. The Supervisor, Regional Maintenance also supports new developments in communities through construction readiness assessments, warranty coordination, and the transition to stabilized operations.

What You Will Do

Regional Maintenance Operations

  • Provide regional oversight and hands-on support for maintenance operations across assigned communities.
  • Serve as an escalation point for complex facilities, building systems, vendor, staffing, and community maintenance concerns.
  • Monitor service request performance, preventive maintenance completion, key-control procedures, and overall facilities conditions.
  • Provide interim maintenance leadership and operational coverage during vacancies, absences, periods of increased demand, or other business needs.
  • Lead and support turn planning and execution across assigned communities, including readiness monitoring, vendor coordination, onsite support, and post-turn follow-up.
  • Monitor maintenance systems, operational metrics, work order performance, preventive maintenance completion, maintenance surveys, inspection compliance, and other key performance indicators to identify trends, address gaps, and drive accountability across assigned communities.

Team Leadership and Development

  • Coach and develop Maintenance Supervisors and onsite maintenance team members through technical guidance, hands-on training, and consistent performance expectations.
  • Assess training needs and coordinate instruction related to building systems, equipment, safety procedures, and company maintenance standards.
  • Support the recruiting, interviewing, selection, and onboarding of Maintenance Supervisors and other maintenance team members.
  • Partner with community and regional leadership to address staffing needs and strengthen maintenance team capabilities.


Building Systems, Safety, and Compliance

  • Ensure communities follow company standards and applicable requirements related to preventive maintenance, life safety, fire protection, key control, emergency preparedness, and workplace safety.
  • Provide technical guidance and training for systems including HVAC, plumbing, electrical, pools, security camera and access control systems, generators, fire alarm panels, fire pumps, and sprinkler systems.
  • Conduct and review property, maintenance, safety, and operational inspections and audits; develop corrective action plans and ensure identified deficiencies are documented, addressed, and closed.
  • Reinforce compliance with lockout/tagout, OSHA, Safety Data Sheet (SDS), and other applicable safety requirements.
  • Assist with the development, implementation, and continuous improvement of maintenance policies, procedures, and operating standards.

Capital Projects and Financial Management

  • Support annual capital planning, CapEx scope development, lifecycle replacement recommendations, and capital improvement plans for assigned communities in alignment with company guidelines.
  • Review maintenance-related operating and capital expenditures, budget-to-actual performance, and forecasts; partner with leadership to identify priorities, risks, cost-saving opportunities, and recommended adjustments.
  • Coordinate maintenance projects and monitor progress, quality, budget alignment, and completion.
  • Provide maintenance expertise during property assessments, capital planning, and operational reviews.

Vendor and Contract Management

  • Support vendor selection, local RFP and bid processes, contracting, and performance management for third-party maintenance and facilities vendors in partnership with Procurement and other internal stakeholders.
  • Coordinate services including landscaping, HVAC, life-safety inspections, fitness equipment preventive maintenance, and other community service agreements.
  • Monitor vendor quality, responsiveness, contract compliance, and completion of assigned work.
  • Partner with onsite teams to address performance concerns and ensure vendor services support community needs.


New Development, Warranty, and Community Readiness

  • Support new development communities as they transition from construction to stabilized operations.
  • Participate in construction readiness reviews and identify maintenance, life-safety, operational, and building-system concerns.
  • Maintain and coordinate warranty work logs, ensuring outstanding items are documented, assigned, tracked, and escalated as needed.
  • Partner with contractors, developers, community teams, and other stakeholders to facilitate warranty completion and operational readiness.
  • Communicate maintenance performance, key metrics, site findings, staffing needs, project status, and significant concerns to regional and Maintenance leadership, and represent Maintenance in cross-functional operational initiatives as needed.


Work Environment and Physical Requirements

  • This role operates across community, construction, mechanical, office, and outdoor environments and may involve exposure to varying temperatures, weather conditions, noise, dust, mechanical equipment, and active maintenance or construction areas.
  • The position requires regular travel between assigned communities and other business locations, including driving and air travel. Travel is expected approximately 50%-70% of the time.
  • This role typically operates on a 40+ hour workweek, with extended, early morning, evening, weekend, or holiday hours required based on community needs, emergencies, turnover, move-in, construction readiness, or other business demands.
  • Ability to frequently stand, walk, bend, stoop, crouch, reach, climb, and maintain balance on narrow, elevated, uneven, or slippery surfaces.
  • Must have sufficient manual dexterity to handle tools, equipment, controls, and other maintenance-related materials, including repetitive use of the hands, wrists, and fingers.
  • Must be able to lift, carry, push, pull, or otherwise move up to 50 pounds, with or without accommodation.
  • Perform all other duties and tasks as assigned by management.

Ideally, You'll Have

  • High school diploma or equivalent.
  • 5+ years of facilities or property maintenance experience, including supervisory or multi-site leadership experience.
  • Strong knowledge of building systems, preventive maintenance, life-safety systems, and applicable OSHA and workplace safety requirements.
  • Experience supporting maintenance operations across multiple communities or locations.
  • Experience managing vendors, service contracts, capital projects, budgets, and maintenance-related expenditures.
  • Strong leadership, communication, organization, and problem-solving skills, with the ability to coach maintenance teams, troubleshoot complex facilities issues, and manage multiple priorities.

  • Experience supporting a geographically dispersed multifamily, student housing, or hospitality portfolio.
  • Experience with new development openings, construction readiness, warranty management, or property transitions.
  • Technical or vocational training in HVAC, electrical, plumbing, or a related trade.
  • HVAC, EPA, or other relevant facilities or building-system certifications.

Pay Range

USD $110,000.00 - USD $115,000.00 /Yr.
Additional Compensation

Employees may be eligible for discretionary bonuses, typically 20% of base salary annually, depending on individual and organizational performance.
