Job SummaryThe Sr. Regional Director is responsible for overseeing the operational, financial, and performance outcomes of a portfolio of multifamily communities within an assigned geographic region. This role provides leadership to Regional Directors and Community Managers, ensures compliance with company policies and regulatory requirements, and drives portfolio performance through effective budgeting, leasing strategy, capital planning, and talent development.
Key ResponsibilitiesLeadership & Team Management- Lead, coach, and develop Regional Directors and Community Managers.
- Oversee recruitment, hiring, onboarding, and training of on-site and regional staff.
- Conduct performance evaluations and provide ongoing coaching and feedback.
- Address employee relations issues and partner with Human Resources on corrective action and terminations.
- Approve compensation actions including salary increases, bonuses, and commissions.
- Facilitate regular leadership meetings and ensure alignment with corporate initiatives.
Financial Management- Lead annual budgeting, forecasting, and business planning for assigned portfolio.
- Review and analyze financial statements, variance reports, general ledger activity, and reforecasts.
- Ensure achievement of revenue, expense control, and leasing goals.
- Oversee capital expenditures, service contracts, and major projects in accordance with company policy.
- Participate in monthly financial review meetings with senior leadership.
Operational Oversight & Compliance- Ensure consistent execution of company policies, procedures, and operational standards.
- Conduct regular property inspections to evaluate leasing performance, maintenance standards, and curb appeal.
- Ensure accuracy and integrity of property data, reports, and financial records.
- Support Community Managers during emergency situations and ensure compliance with safety and risk management protocols.
Leasing & Marketing Strategy- Provide strategic guidance on leasing performance, pricing, renewals, and occupancy.
- Oversee marketing and advertising strategies for lease-up and stabilized communities.
- Review leasing reports, market surveys, and performance trends.
- Identify underperforming properties and develop corrective action plans with site teams.
Maintenance & Capital Projects- Oversee maintenance operations to ensure timely service, quality make-readies, and resident satisfaction.
- Approve capital projects, vendors, and contractors.
- Ensure capital improvements are completed on time and within budget.
- Partner with regional maintenance leadership to align operational and capital priorities.
Customer & Stakeholder Relations- Ensure high levels of customer service for residents, prospects, vendors, and internal stakeholders.
- Assist in resolution of escalated resident concerns.
- Maintain strong working relationships with corporate departments and external partners.
Special ProjectsLead or support special projects and initiatives as assigned.
QualificationsEducation & Experience- Master's degree or MBA preferred. Bachelor's degree required from a four-year college or university, or any equivalent combination of education and experience
- Minimum of 5 years of experience in property management, asset management, or related business field.
- Multi-site or regional leadership experience required.

Physical Requirements- Ability to travel regularly within assigned region
- Ability to stand, walk, climb stairs/ladders, and lift up to 30 pounds
- Ability to work in indoor and outdoor environments

Pay Range: $110,000 - $125,000 per year
