About the Role:As a CBRE Sr. Facilities Manager, you will play a critical role in the oversight of building operations and maintenance across a 700,000 Sq Ft specialized healthcare portfolio in the Seattle, WA area. You will be responsible for ensuring that our facilities-ranging from surgery centers to commercial medical office buildings -meet the highest standards of safety, operational efficiency, and regulatory compliance.
This is a high-visibility position requiring a blend of strategic leadership, hands-on facility management, and strong client relationship management. This position requires a hybrid work arrangement with approximately 70% of your time dedicated to onsite operations, travel across the Seattle/Factoria portfolio, and emergency response.
What You'll Do: - Provide formal supervision and mentorship to a team of 4-5 building engineers across the 700,000 Sq Ft portfolio.
- Coordinate daily operations, including work scheduling, task assignment, and cross-training to ensure full operational coverage.
- Manage the full employee lifecycle, including recruiting, hiring, performance evaluations, and ongoing professional development.
- Foster a collaborative environment between your maintenance team, internal staff, and the client.
- Conduct rigorous onsite facility inspections to ensure adherence to quality standards and operational best practices.
- Serve as the primary point of contact for emergency facility responses.
- Oversee compliance requirements, including preparation for and management of Joint Commission surveys and adherence to local, state, and federal healthcare regulations.
- Develop and implement Environmental Health and Safety (EHS) procedures tailored to the healthcare environment.
- Track key performance indicators (KPIs) and work orders within the Computerized Maintenance Management System (CMMS).
- Take full accountability for capital and operating budgets for the assigned portfolio.
- Manage the procurement process, including the creation of purchase orders for parts, labor, and services.
- Submit detailed financial variance reports and oversee vendor invoicing procedures.
- Lead contract negotiations and manage relationships with third-party vendors and contractors.
- Identify opportunities for operational efficiency, repairs, and facility upgrades.
- Act as the primary liaison for client relationships, conducting regular meetings to address unresolved facility issues.
- Oversee small-scale facility projects, including equipment replacement and capital improvements.
- Apply a broad knowledge of the business, own discipline, and how own discipline integrates with others to achieve team and departmental objectives.
- Lead by example and model behaviors that are consistent with CBRE RISE values. Influence others to adopt a different point of view while being guided by policies and departmental plans.

What You'll Need: - Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Valid driver's license required. Facility Management certification preferred.
- Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.
- Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
- Leadership skills to motivate the team to achieve broad operational targets with impacts on own job discipline, multiple job disciplines, and department.
- In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
- Extensive organizational skills and an advanced inquisitive mindset.
- Intermediate math skills. Ability to calculate complicated figures such as percentages, fractions, and other financial-related calculations.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Sr Facilities Manager position is $140,000 annually [or $67.31 per hour] and the maximum salary for the Sr Facilities Manager position is $155,000 annually [or $74.52 per hour]. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
