Sr. Corporate Maintenance TechnicianLocation: Vadnais Heights, MN - St. Paul Corporate Headquarters
The Senior Maintenance Technician reports to the Facility Maintenance Supervisor and serves as the senior technical resource and on-the-floor lead for daily maintenance activities supporting the St. Paul Corporate Headquarters campus.
This position is primarily hands-on and does not carry formal supervisory or HR authority. The Senior Maintenance Technician provides day-to-day work coordination, technical guidance, contractor support, and continuity of operations to ensure building systems, laboratory equipment, and campus infrastructure operate safely, reliably, and efficiently.
PRIMARY DUTIES70% - Maintenance & Technical Leadership- Perform advanced preventive maintenance, troubleshooting, repairs, and upgrades on building systems and process equipment, including HVAC systems, laboratory fume hoods, heat recovery systems, boilers, chillers, cooling towers, emergency generators, electrical distribution systems, plumbing and piping systems, building automation systems, and process control systems.
- Manage and maintain campus HVAC and security systems to support safe, reliable, and efficient operation.
- Independently diagnose and resolve complex equipment and facility issues using technical expertise, diagnostic tools, system data, schematics, and established procedures.
- Serve as the senior technical resource and escalation point for complex troubleshooting and equipment failures.
- Identify and recommend opportunities to improve equipment reliability, energy efficiency, preventive maintenance practices, and overall facility performance.
- Provide technical guidance and support to maintenance personnel while remaining actively engaged in hands-on maintenance activities.
- Promote a strong maintenance culture focused on safety, teamwork, continuous improvement, and operational excellence.
- Ensure maintenance activities are completed safely and efficiently and comply with H.B. Fuller policies, regulatory requirements, environmental standards, and established operating procedures.
- Maintain accurate maintenance records and documentation as required.
20% - Projects & Contractor Management- Identify and recommend facility improvement projects that protect company assets and improve operational performance, reliability, and efficiency.
- Support contractor and vendor selection, coordination, and oversight as directed by the Facility Maintenance Supervisor.
- Solicit vendor proposals and assist with evaluating scope, cost, timing, and technical requirements.
- Coordinate contractor activities to ensure work is completed safely, efficiently, and according to established quality standards.
- Provide technical expertise during project planning, execution, commissioning, and startup activities.
- Participate in continuous improvement initiatives designed to enhance facility reliability, efficiency, sustainability, and safety.
10% - Operational Coordination & Coverage- Support daily maintenance planning and work coordination to optimize resources and ensure safe and timely work execution.
- Review and help prioritize maintenance work orders based on operational needs and business priorities.
- Coordinate and redirect daily maintenance activities as directed by the Facility Maintenance Supervisor.
- Provide operational continuity during Facility Maintenance Supervisor absences while maintaining the non-supervisory nature of the position.
- Escalate staffing, employee performance, disciplinary, policy, and other supervisory matters to the Facility Maintenance Supervisor.
MINIMUM REQUIREMENTS- High School Diploma or GED.
- Minimum of 8 years of hands-on industrial, commercial, or facility maintenance experience.
- Strong mechanical aptitude with demonstrated experience troubleshooting and repairing pumps, motors, HVAC systems, laboratory equipment, and other facility systems.
- Demonstrated experience with Variable Frequency Drives (VFDs) and Motor Control Centers (MCCs).
- Experience with welding, brazing, soldering, and pipefitting.
- Knowledge of water treatment systems, including closed-loop water chemistry, dealkalization systems, reverse osmosis systems, and deionized water systems.
- Ability to understand and troubleshoot complex chemical piping and process flow systems.
- Ability to troubleshoot and repair pneumatic control systems.
- Ability to read and interpret electrical schematics, wiring diagrams, blueprints, and technical drawings.
- Working knowledge of high-voltage three-phase electrical systems and low-voltage control circuits.
- Strong troubleshooting, analytical, and problem-solving skills.
- High level of safety and environmental awareness.
- Working knowledge of Lockout/Tagout (LOTO), Hot Work Permits, Confined Space Entry, Fall Protection, and hazardous chemical safety requirements.
- Strong computer proficiency and written and verbal communication skills.
- Ability to work effectively with employees, corporate leadership, vendors, and external contractors.
- Minnesota State Chief Class C Boiler License or ability to obtain within six months of hire.
PREFERRED REQUIREMENTS- Associate degree in a maintenance-related field, technical certification, or equivalent trade training.
- 10+ years of combined technical training and experience supporting building automation systems, process control systems, HVAC systems, plumbing systems, electrical systems, and laboratory equipment.
- Previous experience supporting corporate headquarters, laboratory, research, or similar technical facilities.
- Experience with JCI Metasys Energy Management Systems (EMS).
- Experience with TSI laboratory hood management systems.
- OSHA Construction Safety and Health Certification.
- Bachelor's degree in Facilities Management, Engineering Technology, Building Maintenance, or a related field.
PHYSICAL REQUIREMENTS- Ability to safely work at elevated heights, including ladders, lifts, and rooftops.
- Ability to lift and move equipment weighing up to 75 pounds.
- Ability to operate forklifts, electric pallet jacks, and manual material-handling equipment.
- Ability to wear and properly utilize required personal protective equipment (PPE).
- Ability to safely work in environments where chemicals and other industrial materials are present.
Pay is based on several factors including but not limited to education, work experience, certifications, and geographic location.
The salary for this role is $43.00 per hour and up based on experience..
