The opportunity

Reporting to the Senior Director, Managed Services, we are hiring a Senior Consultant, Managed Services, also known as a Senior Review Appraiser. As our new Senior Consultant, Managed Services, you will review institutional-grade commercial real estate appraisal reports for TIAA-Nuveen, ensuring valuation theory, assumptions, and supporting analysis are sound. You will assess the reasonableness of key valuation inputs, including cap rates, discount rates, and other assumptions, while helping support consistent and well-informed valuation decisions across a significant real estate portfolio. You will work with appraisal information across approximately 50 real estate funds and collaborate with internal and external stakeholders to support high-quality valuation reviews.

This is a US-based role open across 48 states, with a preference for candidates in the Eastern or Central time zones to support collaboration with the India team.

Continue developing your appraisal career. You will have the opportunity to apply your appraisal experience in a review-focused role while continuing to build toward the MAI designation and deepen your knowledge of institutional real estate valuation.

Collaborate across teams and locations. You will work with Senior Managers, the Senior Director, and colleagues in India to share insights, discuss valuation considerations, and support consistent review practices.

As our new Senior Consultant, you will:

  • Review institutional appraisals.You will review appraisal reports for institutional-grade commercial real estate, assessing whether the valuation theory, methodology, assumptions, and supporting analysis are accurate and reasonable. You will examine key inputs such as cap rates, discount rates, and other factors that influence valuation conclusions.

  • Assess valuation assumptions.You will use your commercial real estate appraisal expertise to identify questions, inconsistencies, or areas requiring further support. You will apply sound judgment when evaluating the reasonableness of valuation conclusions and the assumptions behind them.

  • Support portfolio valuation oversight.You will contribute to the review of appraisals across approximately 50 real estate funds supporting TIAA-Nuveen. You will help maintain consistency and quality across valuation reviews within an institutional investment environment.

  • Collaborate with appraisal professionals. You will work with Senior Managers, the Senior Director, and other internal stakeholders to discuss appraisal findings, clarify valuation considerations, and support review priorities. You will also collaborate with the India team across time zones.

  • Communicate review findings. You will clearly document and communicate questions, observations, and conclusions arising from your appraisal reviews. You will help ensure valuation considerations are understood and appropriately addressed.

  • Contribute to continuous improvement.The Managed Services team, along with the broader Altus Group organization, strategically integrates artificial intelligence (AI) into its processes and workflows. You will support the integration of AI and process improvements to enhance efficiency, consistency, and decision-making. You will help develop and refine valuation review practices and procedures that promote consistency, and sound valuation judgment.

You bring:

  • The appraisal review experience. You bring 3 6 or more years of experience reviewing appraisals for institutional-grade commercial real estate. You understand how to assess appraisal methodology, valuation theory, market assumptions, and the reasonableness of valuation conclusions.

  • The professional designation and licensing.You hold a state Certified General Appraiser license and are on track to achieve the MAI designation through the Appraisal Institute.

  • The technical proficiency.You have daily or weekly experience using Argus Enterprise and can demonstrate practical fluency with the platform. Experience with Rockport Val or a comparable valuation platform may also be considered.

  • The real estate knowledge.You have a strong understanding of commercial real estate valuation, including cap rates, discount rates, market conditions, and the assumptions that support institutional-grade appraisal reports.

  • The analytical judgment.You can evaluate complex information, identify issues that require further investigation, and form well-supported conclusions. You are comfortable questioning assumptions respectfully and using evidence to support your perspective.

  • The communication and collaboration skills.You communicate clearly and work effectively with colleagues, senior leaders, and external stakeholders. You are engaged, open-minded, and collaborative, with an approach that supports constructive discussion and shared problem-solving.

  • The educational background.An undergraduate or graduate degree in real estate, finance, economics, accounting, or a related field would be an asset. Equivalent knowledge gained through education, training, and practical experience is also valuable.
