SITE SUPERINTENDENT - LUXURY RESIDENTIAL CONSTRUCTION (NEW YORK)I-Grace, a premier high-end residential construction company, is hiring an experienced, licensed Site Superintendent to lead our most prestigious NY projects.
POSITION OVERVIEWThe Site Superintendent is the lead site management professional, responsible for the direct supervision and coordination of all physical construction activity on a project. This role ensures the highest standards of safety and quality, and serves as the primary liaison for all subcontractors and building staff on the job site.
DUTIES AND RESPONSIBILITIESPlanning, Scheduling & Budget- Review and understand all scopes of work developed by Estimating and the Project Manager; maintain familiarity with the schedule and budget to ensure on-time delivery, while proposing ideas for improved efficiency
- Prepare progress schedules, Two-Week Look Aheads, and Manpower Request Reports with the APM
Site Oversight & Coordination- Oversee all work on site, including subcontractors, field personnel, deliveries, and installation; provide daily work schedules and ensure quality and accuracy of work
- Set benchmarks and levels and, where necessary, perform layouts
- Advise the Project Team daily of directives issued by the Design Team via Written Confirmation and/or Work Order
Administration & Documentation- Responsible for tools, equipment, and supplies on site; maintain personnel records, Time Sheets, Work Orders, RFIs, and Daily Field Reports
- Maintain current, complete on-site project files, including construction documents, sketches, and submittals
- Responsible for weekly toolbox talk to the site team
Safety & Site Standards- Maintain the highest standards of safety on site; remedy unsafe conditions immediately and report any accident to the main office within 24 hours
- Maintain the OSHA safety log and ensure cleanliness and orderliness of the site
Meetings, Inspections & Close-Out- Attend all job site meetings and address open items impacting progress or quality
- Represent the Company with inspecting authorities and cooperate with inspectors to ensure timely approvals
- Assist with punch-list completion and Owner's Service and Maintenance Manuals, including warranty collection and access panel/valve chart development
QUALIFICATIONS- 5-10 years of high-end/luxury residential construction site management experience
- Active Site Superintendent License required (e.g., NYC Dept. of Buildings Registered Construction Superintendent, or equivalent for jurisdiction)
- OSHA 40-Hour required, OSHA 62 preferred
- 4-Hour Supported Scaffold
- Asbestos/Mold/Lead/Silica Awareness
WORK ENVIRONMENT & PHYSICAL DEMANDSThis role is based primarily on active construction sites and in occupied luxury residences, with regular exposure to weather, noise, dust, and moving equipment. It requires standing and walking for extended periods, navigating stairs, ladders, and scaffolding, and the visual acuity to inspect finished work.
COMPENSATION & BENEFITSSalary: $80,000-$160,000 annually, based on experience
