Full Job Description
Reports To: VP of Real Estate Development

This position may be based at IONNA's headquarters in Durham, NC or performed remotely. Because this role will support a significant concentration of development activity in the Northeast, strong preference will be given to candidates located within the Northeast U.S. region.

Target base salary: $95k - $110k (Based on experience)

Job Summary: The Site Development Manager will be responsible for managing a portfolio of sites across U.S. markets, providing clear and timely status reporting to stakeholders and prioritizing activities to drive successful execution of IONNA's deployment goals.

Key Responsibilities:

  • Lead projects from due diligence and entitlements through construction readiness and handoff.
  • Build & maintain strong relationships with landlords, sellers and other property stakeholders throughout the development process, securing required approvals and addressing issues proactively.
  • Manage relationships and approvals with municipalities, utilities and other governmental agencies to keep projects on schedule.
  • Direct external consultants and coordinate internal teams to deliver projects on scope, schedule and budget.
  • Manage utility coordination and electrical infrastructure requirements through design, approval and easements.


Key Performance Indicators (KPIs):

  • Sites Delivered to construction: Number of sites successfully submitted to Stage 36
  • Sites Permitted: Number of sites moved to Stage 35
  • % Quality of sites delivered to Construction: Average quality score for sites delivered to stage 36


Qualifications:

  • A minimum of 3 years of experience in site development or a related field.
  • Strong analytical and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Proficiency in GIS, AutoCAD, Bluebeam and other relevant software.
  • Knowledge of zoning laws, environmental regulations, and construction processes.
  • Ability to work independently and as part of a team.

Preferred Qualifications:

  • Bachelor's degree in urban planning, Civil Engineering, Real Estate, or a related field.
  • Professional certification (e.g., AICP, PE).
  • Experience with commercial development projects.
