Position Overview

Dalfen Industrial is seeking a Senior Vice President, Development to lead industrial development sourcing efforts throughout Dallas, Texas, and the broader Sun Belt region.

This individual will play a critical role in identifying, securing, and advancing high conviction industrial development opportunities across some of the fastest growing industrial markets in the United States. The position offers significant autonomy, direct interaction with senior leadership, and the ability to influence investment strategy across one of the industry's most active industrial platforms.

The successful candidate will possess deep market relationships, a strong development background, and a proven ability to identify opportunities before they become widely marketed.

Key Responsibilities
• Source and secure industrial development opportunities throughout Texas and surrounding regions
• Build and maintain a robust pipeline of on market and off market land opportunities through relationships with brokers, landowners, municipalities, economic development authorities, and industry participants
• Develop deep market expertise across Atlanta and the major industrial markets of North Carolina and South Carolina
• Lead site selection, feasibility analysis, zoning review, entitlement assessment, infrastructure evaluation, and preliminary underwriting efforts
• Prepare investment memoranda and present opportunities directly to senior leadership and investment committees
• Coordinate with internal development, construction, leasing, capital markets, and asset management teams throughout the development lifecycle
• Drive negotiations involving land acquisitions, purchase agreements, entitlement matters, incentive packages, and development partnerships
• Monitor market fundamentals, supply pipelines, tenant demand trends, labor market dynamics, and competitive development activity
• Represent Dalfen Industrial within the brokerage, ownership, development, and municipal communities
• Identify emerging submarkets and strategic opportunities ahead of broader market adoption

Qualifications
• Minimum 7 years of industrial development, land acquisition, or development sourcing experience
• Demonstrated track record sourcing and closing industrial development sites within Georgia, North Carolina, South Carolina, or other major industrial markets
• Existing relationships within the industrial brokerage, development, and landowner communities throughout Atlanta and the Carolinas strongly preferred
• Strong understanding of entitlement processes, zoning, infrastructure, and development economics
• Advanced financial underwriting and modeling capabilities
• Ability to evaluate opportunities quickly and independently while maintaining disciplined investment judgment
• Strong communication, negotiation, and relationship building skills
• Experience with institutional quality industrial development platforms strongly preferred
