About this Role
Reporting to the Director of Operations and Asset Management, the Senior Property Manager is responsible for the oversight and day-to-day management of a portfolio of residential and commercial real estate properties, ensuring they operate efficiently while maximizing revenue, maintaining tenant satisfaction, and preserving asset value. The Senior Property Manager is accountable for the financial and operational performance of their assigned portfolio and is responsible for ensuring properties are managed in alignment with Taggart Realty Management's vision, mission, policies, and procedures.
Key Responsibilities
- Oversee the day-to-day management of a portfolio of residential and commercial properties in accordance with management agreements, approved budgets, and company policies and procedures.
- Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a timely and professional manner while fostering positive tenant relationships and supporting tenant retention.
- Conduct regular site inspections to ensure properties are well-maintained, operating efficiently, and compliant with company standards, regulatory requirements, and health and safety legislation.
- Prepare annual operating budgets, monitor financial performance, analyze variances, and provide regular reporting and re-forecasting recommendations as required.
- Supervise and support assigned site and administrative staff, while collaborating with and providing support to Property Managers on best practices, problem resolution, and portfolio initiatives as required.
- Oversee occupancy initiatives, including lease approvals, rental recommendations, rent collection, arrears management, and strategies to minimize vacancy.
- Coordinate and approve maintenance, repair, and capital improvement projects, ensuring preventative maintenance programs are in place and completed in a timely and cost-effective manner.
- Manage vendor and contractor relationships, ensuring work is completed to expected standards and in compliance with established health and safety requirements.
- Collaborate with internal departments, including development, construction, finance, and leasing teams, regarding new developments, building operations, and tenancy matters.
- Administer Landlord and Tenant Board matters, including notices, hearings, dispute resolution, and related legal processes.
- Review and approve invoices, purchase orders, and expenditures within approved authority limits and ensure accuracy of accounts payable related to assigned properties.
- Perform other duties and special projects as assigned.
Education and Experience Requirements
- Post-secondary education in Business Administration, Property Management, Real Estate, or a related field.
- Minimum seven (7) years of progressive property management experience, preferably managing residential or mixed-use portfolios.
- Strong knowledge of property operations, budgeting, financial reporting, leasing, maintenance coordination, and landlord and tenant legislation.
- Experience supervising and developing site and administrative staff.
- Professional designation such as RPA, CPM, FMA, CFM, or working towards a related designation is considered an asset.
- Excellent communication, organizational, and relationship-building skills with a strong customer service focus.
- Valid Ontario Class G driver's license and ability to travel between properties.

- Working at a desk with a computer.
- Collaboration with several people or departments, working under many simultaneous deadlines.
- Availability to troubleshoot in emergency situations at all hours of the week.
- Schedule changes and open availability are required to suit the needs of the tenants and properties.
- Manual dexterity required to use desktop computer and peripherals.
- This role may require overtime, and hours of work may fluctuate.

The salary range shown reflects expected total annual compensation, including base pay, bonuses, and/or commissions.
