Position Summary

JLL is seeking a Senior Project Manager to join Investor Services in Denver, reporting into the National Investor Services platform. This role manages capital improvement projects for JLL's institutional investor client base, with day-to-day collaboration across property management, capital markets, and agency leasing to advance base building improvements that drive leasing activity and create value across client portfolios.

While based in and primarily focused on growing the Denver market, this role operates under the direction of the National Investor Services team and is expected to work in concert with other National Investor Services team members across the country. Occasional support of projects within the local market may occur, but all direction and prioritization flows from the National Investor Services platform.

Key Responsibilities

  • Manage capital improvement projects associated with JLL's institutional investor client base, from scoping through delivery.
  • Collaborate daily with property management, capital markets, and agency leasing teams on base building improvements intended to drive leasing activity or create value across client portfolios.
  • Partner with other members of the National Investor Services team to grow the Investor Services business within the Denver market.
  • Provide occasional project support within the local market as needed, while operating under the direction of the National Investor Services platform.
  • Participate in national collaboration calls, connecting project work in the Denver market with work underway in other markets for shared institutional clients.
  • Help drive consistent performance and delivery standards for institutional investor clients across the national portfolio.

Project Execution Responsibilities

  • Work directly with clients to understand, develop, and document project scope, adjusting as necessary as projects evolve.
  • Own anticipated cost report (ACR) entries and maintain them through regular reconciliation and financial reviews.
  • Review and process pay applications in accordance with contract terms and project budgets.
  • Create and manage contracts with vendors and contractors, including scope, terms, and change orders.
  • Lead weekly Owner-Architect-Contractor (OAC) meetings, including agenda creation, meeting minutes, and maintenance of project risk registers.
  • Coordinate vendors for site walks and punch list development and closeout.
  • Maintain project documentation on both JLL servers and client servers as directed, and populate project information on designated platforms/systems.
  • Participate in tracking and recording project revenue and invoicing in coordination with finance and accounting teams.

Business Development & Market Engagement

  • Conduct proactive outreach to institutional investor clients and prospects to identify new capital improvement and project management opportunities.
  • Regularly review transaction pipelines to identify upcoming capital needs, leasing-driven scope, and value-creation opportunities across client portfolios.
  • Attend brokerage meetings to stay current on market activity, leasing pursuits, and deal flow relevant to institutional clients.
  • Attend property management meetings to align on building conditions, upcoming capital needs, and coordination of active or upcoming projects.
  • Build and maintain relationships with local market brokerage, property management, and capital markets teams to support pipeline development for the National Investor Services platform.
  • Represent Investor Services in local market forums and business development activities, feeding relevant opportunities back to the National Investor Services team.

Estimated compensation for this position:

115,000.00 – 170,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
