Responsibilities

  • Perform all Project Manager responsibilities as outlined in the position descriptions
  • Manage multiple or large, complex construction projects
  • Estimate and establish budgets and contract prices (GMP/Lump Sum)
  • Negotiate cost-effective subcontractor and material purchases
  • Implement job procedures and techniques to ensure timely approvals and deliveries
  • Maintain project schedules
  • Develop and uphold relationships with Owners, Engineers, and Subcontractors
  • Collaborate with Safety and Quality Departments to create safety and QAQC plans
  • Provide accurate reporting to management
  • Supervise and train project team in line with company policy
  • Organize regular meetings with management and subcontractors
  • Review and ensure compliance with contract terms
  • Document significant project events such as accidents and delays
  • Lead preconstruction services and activities
  • Prepare and negotiate subcontract bid packages
  • Assist in business development and participate in job interviews
  • Support estimating staff and mitigate claims and conflicts

Job Description Summary:

The Senior Preconstruction Project Manager is responsible for the overall management of construction projects from notice of award through project mobilization.

This role is can be hybrid, with regular in-office presence in San Diego, CA or remote to start with regular in-officed presence in Denver, CO. Specific location details and expectations will be discussed during the interview process.

Position Responsibilities and Duties:

  • Able to perform all Project Manager’s responsibilities (refer to position descriptions)  

  • Manage multiple or large, complex projects  

  • Estimate and establish budgets and contract price (GMP/Lump Sum)  

  • Negotiate cost-effective subcontract and material purchases  

  • Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery  

  • Keep project on schedule  

  • Develop and maintain good relationship with Owner, Engineers and Subcontractors  

  • Work with Safety Department and Superintendent to develop safety plans and to implement safety procedures  

  • Work with Quality Department and Superintendent to develop QAQC Plan

  • Maintain timely and accurate reporting to management  

  • Manage, train, and supervise project team according to Company policy  

  • Organize regular meetings for management and subcontractors  

  • Review and negotiate contract conditions; ensure compliance with all contract terms  

  • Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders  

  • Direct preconstruction services and activities  

  • Negotiate, prepare and issue subcontract bid packages  

  • Assist with business development and participate in job interviews  

  • Support estimating staff (bid item specialist)  

  • Avoid or mitigate claims and conflict  

  • Complete other responsibilities as assigned 


Minimum Skills or Experience Requirements: 

  • Engineering or Construction Management degree or equivalent experience  

  • Field construction management experience (8-10 years, including supervisory skills)  

  • Leadership ability  

  • Problem-solving ability and strong sense of urgency  

  • Organizational and communication skills  

  • Drafting and computer skills  

  • Fundamental knowledge of contract law and project accounting  

  • Thorough understanding of all project management control systems (scheduling, cost control, procurement and estimating)
