About the Role:The Senior Preconstruction Manager leads and guides the Preconstruction team and has overall responsibility for the preconstruction/estimating effort for large and complex projects or multiple projects concurrently.
Essential Functions:- Lead preconstruction efforts and direct reports for projects ranging from $10M to $100M.
- Cultivate relationships with owners, developers, designers, subcontractors, and vendors.
- Lead RFP and RFQ response preparation and demonstrate value-add of preconstruction department.
- Organize and delegate responsibilities for each project pursuit and ensure responsibilities and deadlines are clearly communicated to assigned team members.
- Solicit pricing proposals from subcontractors and vendors.
- Perform value engineering and life cycle costing.
- Input and evaluate all costs during the bid analysis process.
- Develop and write all bid packages and subcontractor scopes of work.
- Responsible for providing the client with accurate estimates and value engineering.
- Demonstrates proficiency in scheduling complete Preconstruction effort including all estimate milestones, durations and identifying long lead items and other needs.
- Work collaboratively with project management and field staff to prepare estimates for all stages of design, from conceptual through final construction documents (design/build, guaranteed maximum price and hard bid diversity).
- Manage project hand-off process in a manner that ensures the success of the project.
- Ensure estimates, risk mitigation, and departmental consistency has been met
- Coordination of department capacity, internal processes/procedures, and strategic planning with other Senior Preconstruction Managers.
- Mentor and conduct monthly check-ins with direct reports.
- Conduct annual performance reviews and foster career growth of direct reports.
Requirements
Education and Qualifications:- Bachelor's degree in construction management, engineering, related field, or equivalent experience.
- 12+ years of relevant experience in the construction industry.
- Extensive knowledge with major market segments such as, commercial, healthcare, municipal, higher education, industrial, and advanced manufacturing.
- Extensive knowledge of regional market, competition, and industry trends.
- Prior supervisory role within preconstruction department, acting with minimal oversight.
- Familiarity with design/build, design/assist, lump sum and GMP delivery methods.
- Preferred but not requisite: background in project management focusing on procurement, buyout processes, and scheduling.
- Knowledge of contractual risks linked to Owner-Subcontractor Agreements.
- Proficiency with Sage Timberline Estimating, BuildingConnected, Bluebeam, and MS suite.

Salary: Salary range of $125,000 to $180,000. . Salary is commensurate with skills, experience, and education.
