Senior Mechanical Lead Technician

Job Description Summary
The Mechanical Maintenance Lead oversees maintenance strategy, governance, and execution for cooling and mechanical systems in a mission-critical data center. This role ensures redundancy, thermal stability, and operational efficiency through preventive, predictive, and corrective maintenance programs. Serving as the mechanical subject matter expert, the role manages outage planning, condition-based maintenance, failure analysis, vendor performance, and lifecycle recommendations to improve system reliability and reduce operational risk.
Job Description

Lead and continuously improve mechanical PM, PdM, and corrective maintenance programs for CRAC/CRAH units, chillers, CDUs, pumps, cooling towers, and related systems.
  • Serve as the technical authority for cooling redundancy and thermal resiliency during maintenance activities.
  • Develop, review, and enforce mechanical SOPs, MOPs, EOPs, and change-control requirements.
  • Plan and approve outages, isolations, lockouts, valve alignments, and flow changes while maintaining required cooling capacity.
  • Implement condition-based maintenance, including vibration analysis, oil analysis, thermography, ultrasonic testing, and water-quality monitoring.
  • Lead root-cause analysis for cooling incidents, leaks, and control failures; track corrective actions through completion.
  • Maintain hydronic system health by monitoring flow, delta-T, pressure, and water chemistry.
  • Coordinate HVAC vendor work and review service reports, test results, and corrective actions for quality and completeness.
  • Support commissioning and recommissioning activities, including equipment performance testing and redundancy validation.
  • Verify post-maintenance performance, including setpoints, airflow, chilled-water temperatures, pressures, and system stability.
  • Maintain accurate CMMS records for mechanical assets, task lists, frequencies, and supporting documentation.
  • Improve airflow management and cooling efficiency through maintenance-driven actions.
  • Identify degradation, capacity constraints, and lifecycle risks; recommend capital repairs or replacements.
  • Ensure compliance with environmental, refrigerant, water-treatment, and site safety requirements.
  • Coordinate maintenance schedules with operations to protect thermal conditions during work.
  • Develop technician capability through training, procedure reviews, and field audits.
  • Support audits, inspections, and client reporting related to mechanical maintenance performance.
  • Drive reliability KPIs, including PM compliance, defect backlog, repeat failures, and corrective action closure.

  • Experience leading maintenance programs, technical teams, and vendor scopes.
  • Strong CMMS knowledge, including planning, execution, reporting, and data governance.
  • Ability to read and interpret technical drawings, sequence of operations, and system documentation.
  • Proven troubleshooting and root-cause analysis skills in high-availability environments.
  • Working knowledge of OSHA, NFPA, environmental requirements, and applicable codes and standards.
  • Ability to support 24/7 operations, including on-call rotation as required.
  • Relevant trade license or certifications preferred, including CDCP, DCEP, HVAC, controls, or BAS credentials.
