What is the opportunity?

The Senior Manager, Portfolio Management & Workplace Delivery is responsible for leading the strategic delivery and governance of Corporate Real Estate (CRE) services across the Canadian portfolio. The role supports the business through three core portfolio management objectives:
  • Enabling the Business
  • Optimizing Cost and Operational Efficiency
  • Mitigating Risk

The position serves as the single point of accountability for integrated project delivery, providing strategic oversight across Facilities Management, Moves, Adds & Changes (MAC), Capital Projects, Workplace Planning, Occupancy Management, Vendor Governance, and Operational Excellence.

Acting as a trusted advisor to senior business leaders, the Senior Manager ensures workplace solutions align with enterprise real estate strategies while delivering exceptional employee experiences, operational efficiency, and financial stewardship.

What will you do?

Strategic Portfolio Leadership
  • Serve as the trusted business partner and primary point of contact for assigned business lines, aligning workplace solutions with business priorities and Corporate Real Estate strategies.
  • Develop long-term portfolio strategies that optimize workplace utilization, operational performance, employee experience, and cost efficiency.
  • Lead cross-functional initiatives that support enterprise workplace transformation, modernization, and continuous improvement.
  • Build strong executive relationships across business units, landlords, and strategic partners.

Workplace Delivery & MAC Governance
  • Provide strategic governance and oversight of all Moves, Adds & Changes (MAC) activities across the Canadian portfolio.
  • Oversee third-party project management vendors responsible for workplace moves, furniture reconfigurations, occupancy changes, technology deployments, audiovisual installations, and workplace readiness.
  • Ensure workplace delivery programs are executed consistently across all regions while maintaining enterprise standards and governance.
  • Establish and monitor service level agreements (SLAs), KPIs, and operational metrics for workplace delivery.
  • Develop/maintain standardized delivery processes and governance frameworks that improve consistency, efficiency, and client satisfaction.
  • Act as the executive escalation point for complex workplace delivery issues and lead timely resolution across multiple stakeholder groups.

Capital Project & Program Oversight
  • Provide governance and executive oversight for capital, operational, and workplace projects from planning through close-out.
  • Ensure project delivery aligns with approved budgets, schedules, workplace standards, business objectives, and enterprise governance.
  • Review project status, risks, financial performance, schedules, and executive reporting with delivery partners.
  • Partner with Design, Construction, Facilities Management, Technology, Security, and Occupancy Planning teams to ensure integrated project delivery.

Vendor & Service Partner Management
  • Govern third-party service providers responsible for Facilities Management, Project Management, Workplace Delivery, and other outsourced real estate services.
  • Monitor vendor performance through measurable KPIs, scorecards, governance meetings, audits, and continuous improvement initiatives.
  • Lead strategic business reviews with service providers to improve operational performance and client experience.
  • Support procurement activities, including vendor evaluations, RFPs, contract negotiations, and service transitions.

Workplace Planning & Occupancy Management
  • Oversee workplace planning initiatives to maximize utilization and improve the employee workplace experience.
  • Ensure occupancy information, floor plans, workplace inventories, and move management data remain accurate and support informed decision-making.
  • Partner with Occupancy Planning and business leaders to support organizational growth, workplace optimization, and future-state planning.

Financial & Commercial Management
  • Oversee capital and operational budgets related to workplace services, and small project delivery.
  • Review forecasts, financial reporting, invoices, change orders, and project funding requests.
  • Ensure financial governance, cost control, forecasting accuracy, and value optimization across the portfolio.
  • Identify opportunities for operational efficiencies and cost savings while maintaining service quality.

Governance, Risk & Compliance
  • Ensure all workplace activities comply with internal policies, enterprise governance, regulatory requirements, health and safety standards, and corporate risk frameworks.
  • Lead governance reporting and executive updates related to workplace performance, capital delivery, operational risks, and vendor compliance.
  • Support business continuity planning, crisis management, emergency response, and operational resilience initiatives.
  • Drive continuous improvement by implementing best practices, lessons learned, and standardized governance processes.


Client Relationship Management
  • Develop trusted relationships with senior business leaders across all supported portfolios.
  • Understand evolving business needs and proactively recommend workplace solutions that support organizational objectives.
  • Measure client satisfaction and implement improvement plans where required.
  • Represent Corporate Real Estate during executive meetings, governance committees, and strategic planning discussions.

Leadership & Collaboration
  • Collaborate with internal Corporate Real Estate teams and cross functional partners including Facilities Management, Project Management, Workplace Strategy, Technology, Security, Finance, Procurement, Design, Construction, and external service providers.
  • Foster a culture of accountability, collaboration, innovation, and continuous improvement.
  • Influence decision-making across multiple business units without direct reporting authority.


What do you need to succeed?

Must Have
  • 5+ years progressive leadership experience in Corporate Real Estate, Facilities Management, Workplace Delivery, Project Management, or Portfolio Management.
  • Strong understanding of Moves, Adds & Changes (MAC), workplace planning, capital project delivery, and facilities operations.
  • Experience governing outsourced service providers and large third-party delivery organizations.
  • Proven experience leading cross-functional programs within highly matrixed organizations.
  • Strong financial management, budgeting, forecasting, and commercial acumen.
  • Exceptional stakeholder management and executive communication skills.
  • Demonstrated ability to drive enterprise-wide initiatives.
  • Strong analytical, problem-solving, negotiation, and strategic planning skills.

Nice to Have
  • PMP/FMP designation or equivalent project management certification.
  • Experience within a financial institution or highly regulated environment.
  • Experience managing enterprise workplace transformation initiatives.
  • Knowledge of workplace analytics, occupancy planning, and portfolio optimization.
  • Experience leading governance frameworks, operational excellence, and continuous improvement programs.
