Overview

Responsibilities

As a Senior Manager or Director - Construction Management with Hines, you will direct business priorities for a Construction Management team, including supporting the pursuit of new business, overall CM strategy, people management, and oversight of large, complex projects. Responsibilities include, but are not limited to:

  • Act as the Owner’s representative to manage all activities associated with the construction of site work, base building and/or interior improvement projects, while adhering to the project schedule, budget, lender and/or ownership (partner) requirements.
  • Supervise, mentor and promote career development for Hines Construction Management teams and support personnel through coaching, mentoring, and alignment with the Hines Leadership Principles.
  • Model and actively promote the Hines Guiding Principles and Our Leadership Principles.
  • Actively participate in negotiations of complex construction and legal topics.
  • Oversee the preparation of project budgets and capital improvement project projections.
  • Interface with Hines Conceptual Construction Group and assist in drawing and specification preparation as well as review pricing and consultant/construction contracts.
  • Monitor and review contractors' work as it relates to budget, schedule, and owner’s program.
  • Direct activities of architects/engineers and subconsultants.
  • Prepare construction updates for the development group and/or ownership.
  • Prepare and monitor cost estimates, budget updates, change order reports.
  • Review working drawings.
  • Administer change order procedures and contractor progress payments.
  • Maintain and monitor the progress of punch lists.
  • Control project documentation and historical data regarding construction.
  • Assist Owner and/or tenants in space planning, budget preparation, material selection, cost estimating, construction contracts and cost monitoring.
  • Encourage a safe working environment and reviews all required OSHA and Worker's Compensation safety and accident reports with the General Contractor.
Qualifications

Minimum Requirements include:

 

  • Bachelor’s degree, preferably in construction science, engineering, or related field.
  • Nine or more years general contractor or construction and/or design related experience, including five or more years in a management role.
  • Track record of managing the delivery of large, complex residential multi-family construction projects. 
  • Advanced technical, analytical, and contract management expertise. 

  • Demonstrated ability to lead and develop Construction Management teams. 

  • Advanced understanding and successful application of construction terminology and processes.

  • Read and interpret construction related manuals, research/instructional reports, safety rules, and methods and procedures in mechanical drawing and layout work.

  • Read and interpret detailed construction drawings and specifications and communicate findings with team.

  • Negotiate and interpret the intent of contract documents and mediate disputes as needed.

  • Analyze and interpret various types of data to draw conclusions and solve problems.

  • Establish and maintain a cooperative working atmosphere among staff and contractors.

  • Perform numerical and financial calculations including calculating surfaces, volumes, weights, and measures.

  • Strong proficiency in Microsoft Office software.

  • Maintain a calm demeanor in emergencies.

  • Outstanding written, verbal communication, and presentation skills.

  • Work indoors approximately 85% of the time and outdoors 15% of the time.

  • Use olfactory, auditory, and visual senses to inspect buildings/constructions sites and detect emergency alarms.

  • Ability to climb up and down stairs, ride temporary construction hoists, access restrictive openings, and perform punch lists and emergency procedures.

  • Ability to lift up to 25lbs.

  • Ability to transfer locations and work overtime as business needs deem appropriate.

  • Though occurrences are rare, be accessible 24 hours a day in case of an emergency.

  • Ability to drive or walk to project sites.

About Hines

The Birmingham Small Arms Company Limited was a major British industrial combine, a group of businesses manufacturing military and sporting firearms; bicycles; motorcycles; cars; buses and bodies; steel; iron castings; hand, power, and machine tools; coal cleaning and handling plants; sintered metals; and hard chrome process. After the Second World War, BSA did not manage its business well, and a government-organised rescue operation in 1973 led to a takeover of such operations as it still owned. Those few that survived this process disappeared into the ownership of other businesses. BSA began in June 1861 in the Gun Quarter, Birmingham, England. It was formed by a group of fourteen gunsmith members of the Birmingham Small Arms Trade Association specifically to manufacture guns by machinery. They were encouraged to do this by the War Office which gave the BSA gunsmiths free access to technical drawings and to the War Office's Board of Ordnance's Royal Small Arms Factory factory at Enfield. New machinery developed in the USA installed at Enfield had greatly increased its output without needing more skilled craftsmen. This new machinery brought to Birmingham the principle of the interchangeability of parts.
