Full Job Description
The ideal candidate is an experienced healthcare facilities professional with a strong background in hospital maintenance operations, troubleshooting, and preventive maintenance. They possess advanced mechanical and electrical systems knowledge, hands-on experience with Building Automation Systems (BAS), and the ability to quickly diagnose and resolve complex facility issues in a fast-paced healthcare environment. The candidate is knowledgeable in healthcare regulations and standards, including NFPA requirements, and has experience using CMMS platforms, with MAXIMO experience preferred. Strong documentation skills, emergency response capabilities, and a commitment to maintaining safe, compliant, and reliable facility operations are essential for success in this role.

Work Schedule: Monday-Friday, 3pm-11:30pm

Salary Range: $69,000 - $86,000 - $103,000

SUMMARY
The primary purpose of the Senior Maintenance Technician position is to provide demonstrated sub journeyman-level work in a designated craft. Performs routine maintenance and repairs of all mechanical equipment, systems, buildings and grounds, and their associated responsibilities with minimum technical supervision.

ESSENTIAL JOB FUNCTIONS
Under limited supervision performs inspections, troubleshooting, and routine and preventative maintenance on various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information. May investigate outages. Coordinates and prioritizes the workflow of other technicians. Functions as a point of contact for vendors. Prepares and submits reports. Participates in process improvement initiatives. May precept staff.

JOB SPECIFIC COMPETENCIES
Maintain, Repair, Troubleshoot 1. Applies general craft knowledge and skills by following work instructions to:

a. HVAC initial response for hot/cold calls, odors, exhaust issues, repair or replace equipment, etc.
b. Plumbing initial response to unclog water closets, sinks, shut off fixture stops, use sewer machines on floor drains, replace faucets, valves and fixtures, etc.
c. Maintain and repair existing plumbing systems (restrooms, house and lab air, vacuum, CO², domestic hot and cold water, and sanitary drains).
d. Electrical tasks such as clean/replace light diffusers, replace lamps and ballasts, switches and receptacles, etc.
e. Repair and maintain utility systems equipment, such as, pumps, valves, steam systems, vacuum pumps, compressors, water softeners and heat exchangers.
f. Assist with and perform preventive maintenance as required.
g. Perform installations and repairs on doors, door closers, locks, hinges, framework, alignment, and strike plates. Adjust / replace door closers.
h. All completed work meets professional standards of cleanliness, maintenance and safety in accordance with work instructions
i. Coordinates regulatory inspections by external agencies.
j. May order materials and maintain inventory.
k. Inspects contracted work to ensure repairs and installations are compliant.
l. Functions as a point of contact for vendors.
m. Prepares and submits reports.
n. Participates in process improvement initiatives.
o. Investigates outages.
p. Interprets and works from instructions, blueprints, sketches and diagrams in the installation of utility systems.
2. Notify management of all recognized equipment repairs.
3. Clean and maintain equipment and work areas.
4. Engage in collaborative efforts by team members from all craft shops to resolve problems and repair/upgrade deficiencies in the utility systems.
5. Communicate with team members to identify needs for improvement.
6. Water quality analysis and/or recording of data
7. Manage all assigned work orders to be completed as per schedules.
8. Other duties as assigned

Respond to calls Respond to customer calls and provide customer services. Communicate on an ongoing basis with customers and clients to determine current status of deliverables and to learn about customer needs. Emergency responses for facilities including code red alarms/

Report and Document Provide complete information to accurately document corrective action, labor hours, and materials used on work orders.

Timely communication to supervisor of any other issues encountered during the performance of work.

Other duties as assigned.

EDUCATION
  • Required: High School Diploma or Equivalent
  • Preferred: Associate's Degree Technical or Trade school

WORK EXPERIENCE
  • Required: Five years Experience in one or more crafts (i.e. plumbing, electrical, carpentry, painting, HVAC, instrumentation).

LICENSES AND CERTIFICATIONS
  • Preferred: JRNY-E - Journeyman Electrician Upon Hire or
  • Preferred: JRNY-P - Journeyman Plumber Upon Hire or
  • Preferred: STE1 - Stationary Eng License 1st Grd Upon Hire or
  • Preferred: STE2 - Stationary Eng License 2nd Grd Upon Hire
