Full Job Description
WHAT WE ARE LOOKING FOR:

A Senior Financial Analyst with a passion for commercial real estate and a deep desire to be a leader in the investment and asset management area for apartment communities and commercial properties. This individual must have the skills to create and analyze financial models, understand multiple real estate valuation methods, and engage with various groups throughout Southern Management Companies including, but not limited to, accounting, property management, procurement, and marketing.

WHAT WE EXPECT FROM YOU:
  • Responsible for coordinating cash management decisions and meetings with our Investment Management Firm (Morgan Stanley).
    • Perform analyses on fees
    • Conduct analysis and communicate SMC quarterly distribution decisions
  • As an AAO Investment committee member, you will be responsible to:
    • Report the performance of AAO, LLC to the board of its Manager, Southern Management
    • Meet no less than quarterly to review the investments made for compliance with all aspects of the IPS
    • Evaluate exceptions to the allowable investments under the IPS and determine if the strategy is reasonable considering the IPS objectives
    • Approve the IPS and review it annually to ensure that the goals and objectives of the IPS have not changed in such a fashion to alter its investment approach.
    • Periodically review the performance/fees of the Investment Management Firm/Consultant ("IMF"), the Third-Party Bond Manager ("BAM") and the Asset Manager
  • As a trustee, you will be a part of the executive group that will put the structure in place, work with advisors to maximize returns, and work to implement sustainable strategies for previously under managed accounts.
  • Build and maintain cash flow models for a portfolio of multifamily residential and/or commercial assets
  • Respond to investor inquiries and preparing valuation analysis
  • Support the commercial division by assisting with budget preparation and other analysis
  • Work closely with the residential division and asset management in preparing annual business plans
  • Provide financial analysis on pricing strategies, renovation plans and other project and portfolio level ROI opportunities
  • Participate in multifamily financing and development opportunities
  • Analyze monthly financial statements to identify trends and anomalies
  • Provide ongoing support and guidance to the Investment and Asset Management team i.e., Junior Analysts etc.
  • Work with the team to create quarterly reporting packages and update reporting as needed
  • Monitor residential and commercial operations and market trends and assist with the development of strategies maximizing profitability
  • Contribute to the team/company engagement efforts
  • Perform other duties as assigned by Manager and/or Supervisor
