Job Description

Public Storage is seeking a Senior Financial Analyst - Ancillary Businesses to support the financial planning, analysis, reporting, and strategic decision-making for our Tenant Insurance and Lending lines of business. This role will partner closely with business leaders and cross-functional teams to deliver actionable financial insights, improve forecasting accuracy, and support business performance.

This position reports to the Director - Customer Care and Ancillary Business Finance and will play a key role in evaluating business trends, monitoring financial results, and identifying opportunities to enhance profitability and operational efficiency. Prior experience in the insurance industry is preferred, particularly in areas related to product performance, claims trends, premium analysis, or regulatory considerations.

Key Responsibilities
  • Support financial planning, budgeting, forecasting, and monthly close processes for the Tenant Insurance and Lending businesses.
  • Analyze financial and operational performance, identify key trends, and provide recommendations to support business decisions.
  • Prepare monthly, quarterly, and ad hoc management reporting packages with clear commentary on performance drivers, risks, and opportunities.
  • Develop and maintain financial models to evaluate revenue, margin, expense trends, customer behavior, and business initiatives.
  • Partner with leaders across Finance, Customer Care, Operations, Marketing, Legal, and other cross-functional teams to support strategic initiatives and business planning.
  • Monitor KPIs and business metrics for ancillary products, including policy performance, penetration, claims-related trends, lending activity, and profitability measures.
  • Assist in the evaluation of new programs, pricing strategies, process improvements, and growth opportunities within ancillary businesses.
  • Support variance analysis against budget, forecast, and prior year results; communicate findings to leadership in a concise and actionable manner.
  • Improve reporting processes, tools, and data integrity to enhance financial visibility and decision support.
  • Participate in business case development, scenario analysis, and presentations for leadership review.
  • Help ensure financial analysis aligns with internal controls, accounting policies, and applicable business requirements.


Qualifications

  • Bachelor's degree in Finance, Accounting, Economics, Business, or related field.
  • 5-7 years of experience in financial analysis, FP&A, business finance, or related roles.
  • Strong analytical, modeling, and problem-solving skills.
  • Advanced proficiency in Excel and strong experience with financial modeling and large data sets.
  • Experience preparing management reporting and presenting insights to business partners.
  • Strong attention to detail with the ability to balance accuracy and deadlines in a fast-paced environment.
  • Excellent written and verbal communication skills.
  • Ability to work independently while managing multiple priorities and cross-functional relationships.

Preferred
  • Prior experience in the insurance industry.
  • Experience supporting ancillary products, financial services, lending, or consumer-facing business lines.
  • Familiarity with insurance-related metrics such as premium trends, claims performance, loss ratios, or product profitability.
  • Experience with financial systems, planning tools, or BI/reporting platforms such as Power BI, Tableau, Hyperion, Essbase, SAP, Oracle, or similar tools.
  • MBA, CFA, or other relevant professional certification is a plus.
