We are a premier residential property management company in hyper-growth mode, seeking a dynamic
Senior Business Development Manager to serve as our Dallas Market Lead. Having successfully managed over 9,000 single-family homes, our team has earned a reputation as one of the top property management firms in DFW. We are looking for a consultative sales leader and relationship builder to drive our next phase of expansion.
Unlike traditional desk-bound telemarketing roles or weekend-heavy retail real estate sales, this position offers executive autonomy, a guaranteed base salary coupled with high-upside commission, and the opportunity to act as the face of an industry-leading brand in DFW. You will leverage your extensive industry relationships to establish long-term referral partnerships with real estate brokerages, agents, lenders, and investors, helping property owners maximize their investments.
This is a dynamic, field-based position. The BDM will spend the majority of the business day traveling locally within the Dallas-Fort Worth metroplex to meet with clients, visit real estate offices, and attend social networking functions. Out-of-area or overnight travel is minimal (approximately Travel Requirements - e.g., 4 to 8 weeks per year for regional conferences or corporate meetings). The individual must be comfortable working in a hybrid environment, using video conferencing (Microsoft Teams) and CRM systems from home or a regional office when not in the field.

ESSENTIAL RESPONSIBILITIES- Outbound Referral Network Development: Identify, prospect, and build robust referral partnerships with residential real estate agents, managing brokers, wealth managers, title officers, and investment clubs across DFW.
- Brokerage Outreach & Presentations: Schedule and deliver compelling presentations at real estate brokerage sales meetings, demonstrating our Realtor Referral Program and how partnering with us protects their client relationships.
- Client Entertainment & Community Networking: Actively represent Specialized by attending local Realtor events and investor meetups, entertaining key referral partners to maintain top-of-mind brand awareness.
- Consultative Sales & Lead Conversion: Respond rapidly to incoming sales leads ("Speed to Lead") via phone, video conference, and in-person meetings. Conduct comprehensive discovery calls to understand investor goals and resolve landlord pain points.
- Property Evaluations & Proposal Generation: Perform on-site property walkthroughs, analyze local rental market trends (comp studies, vacancy rates, median pricing), and execute property management agreements.
- Onboarding Alignment & Risk Mitigation: Educate prospective clients on minimum property standards, fee structures, and onboarding processes. Vetting properties carefully to avoid high-risk properties or clients that do not align with company standards, ensuring long-term client retention.
- CRM & Pipeline Management: Maintain meticulous, real-time records of all prospecting activities, deal stages, and client communications within our CRM system, HubSpot. Ensure seamless, documented handoffs to the Operations and Onboarding teams once agreements are signed.
Required Qualifications- Real Estate Industry Experience: 10+ to 15+ years of professional experience within the residential real estate, property management, or specialized B2B real estate sales industries strongly preferred.
- DFW Market Connections: Proven, established relationships and strong networking connections with real estate brokers, agents, and industry leaders throughout the Dallas-Fort Worth metroplex.
- Licensing: Must possess an active Texas Real Estate License in good standing.
- Sales Track Record: Documented history of achieving or exceeding sales quotas, driving revenue growth, and building long-term B2B referral programs.
- Driver's License & Mobility: Valid Texas driver's license, reliable transportation, and the ability to travel locally across DFW for daily client meetings and networking functions.

- Monthly New Doors Acquired: Total number of new management agreements signed and onboarding properties successfully transitioned.
- Referral Network Growth: Number of active broker/agent referral partnerships established and monthly referral leads generated.
- Outbound Activity Cadence: Weekly volume of broker office visits, face-to-face client lunches/coffee meetings, and networking events attended.
- Sales Conversion Rates: Percentage of discovery meetings and proposals converted into signed management agreements.
- Speed to Lead & Response Time: Average response time to incoming owner inquiries and proposal turnaround times.

- 70% Outbound Broker & Referral Development: Spending time in the field calling on real estate brokers, visiting offices, entertaining referral partners, and networking to generate new referral pipelines.
- 30% Incoming Lead Management: Responding to inbound investor inquiries, conducting discovery presentations, generating rental proposals, and closing sales.
- Expected Future Lead Mix:
- As our comprehensive corporate marketing campaigns scale and generate higher volumes of inbound organic and paid leads, this position will transition toward a 40% Outbound Referral Development / 60% Incoming Lead Management structure.
