Senior Associate, Building Systems Engineer
Job Description:As a critical member of our Facilities Team, the Building Systems Engineer, Senior Associate is responsible for the operation, maintenance, and repair of Net Zero building systems, including mechanical, electrical, plumbing, life safety, and building automation systems. This role ensures safe, reliable, and energy-efficient operation of building infrastructure in alignment with Net-Zero Energy (NZE) performance targets. This position reports to the Chief Building Engineer and may have direct reports.
RESPONSIBILITIESFUNTIONAL- Performs maintenance and repairs on all mechanical, HVAC, electrical, and plumbing systems to ensure building systems operate at peak energy efficiency.
- Conducts routine building walk-throughs to assess system performance, document equipment condition, identify energy inefficiencies, and report deficiencies requiring corrective action that could impact energy use or NZE performance targets.
- Records operational readings and makes performance-based adjustments to optimize equipment efficiency and reduce unnecessary energy consumption.
- Maintains site-specific Standard Operating Procedures (SOPs) that embed NZE principles, energy-efficient operating practices, emission-reduction strategies, and compliance requirements for building systems and equipment.
TECHNICAL- Demonstrates proficiency in BMS/EMS functionality and understands system sequences for proper operation.
- Responds to HVAC and mechanical service calls by diagnosing and resolving issues while prioritizing energy-efficient operation and restoring systems to required performance, comfort, and sustainability standards.
- Assists the Chief Building Engineer, contractors, and consultants in evaluating building system performance.
- Adheres to established preventive maintenance schedules and documents work performed.
- Coordinates and oversees contractor/vendor work when required.
QUALIFICATIONSEXPERIENCE & EDUCATIONS- Minimum 3-5 years of experience in commercial building operations.
- A four-year degree from an accredited university is preferred but not required.
- In lieu of a degree, technical training in HVAC, refrigeration, controls, mechanical systems, or related fields is acceptable.
- Universal EPA CFC Certification
- OSHA 30 Certification (required)
- LEED Green Associate
- Ability to operate tools, test instruments, and diagnostic devices used in mechanical and HVAC trades.
- Proficiency in reading, interpreting, and updating construction project-related drawings.
- Strong problem-solving skills, initiative, and the ability to work with minimal supervision.
- Ability to work effectively in a team environment with strong communication and customer service skills.
- Prior experience with preventive maintenance programs and the operation of a wide variety of mechanical systems.
PHYSICAL REQUIREMENTS- Routinely required to bend, reach, climb, and maintain awkward positions for extended periods.
- Must be able to lift up to 50 lbs. independently.
- Must be able to climb stairs, ladders, staging, lifts and work safely at various heights.
- Must be able to work in confined spaces and in physically demanding positions (kneeling, stooping, crouching).
- Frequent walking around the building, often while carrying tools and equipment.
- Must rely on sight, hearing, and smell for the detection of mechanical issues and safety hazards.
- Ability to work indoors and outdoors in varying environmental conditions.
