RRLDK - Engineering Manager YOUR ROLE As Engineering Manager, you will lead all engineering and building systems operations for the property, ensuring the long-term performance, reliability, and integrity of the physical asset. You will be responsible for preventative and reactive maintenance programs, system performance, regulatory compliance, and capital planning. The role carries full ownership of building systems and their ability to consistently deliver Rosewood-level residential comfort and experience. In a pre-opening and early operations environment, you will also support transition from construction to operations, including commissioning follow-up, defect resolution, and warranty management in coordination with ownership, consultants, and contractors. HOW YOU'LL MAKE THE PLACE Building Systems Performance and Operations 3 Lead the day-to-day operation, maintenance, and performance of all building systems, including HVAC, electrical distribution, plumbing, fire life safety, technology systems, controls, and vertical transportation 3 Own system reliability, uptime, and performance, ensuring consistent delivery of comfort, acoustics, and controllability aligned with Rosewood standards 3 Lead troubleshooting and root cause analysis of system issues and recurring deficiencies Maintenance and Engineering Programs 3 Develop and execute preventative and predictive maintenance programs to protect asset value and optimize system lifecycle 3 Maintain engineering records, asset registers, and maintenance histories to support long-term planning Pre-Opening, Commissioning, and Stabilization 3 Support transition from construction into operations, including commissioning follow-up and system validation 3 Track and resolve defects and warranty items in coordination with developer, contractor, and consultants 3 Drive stabilization of building systems to achieve design intent and operational readiness Resident Experience 3 Oversee engineering response to in-residence issues, ensuring discreet, efficient resolution with minimal disruption 3 Partner with Residential Operations to deliver a seamless in-home experience aligned with Rosewood service expectations Asset Protection and Capital Planning 3 Contribute to capital planning and lifecycle replacement strategies to ensure long-term performance and asset preservation 3 Support budgeting, forecasting, and cost control while maintaining operational integrity Vendors, Compliance, and Risk Management 3 Manage vendor and contractor relationships to ensure quality execution and adherence to standards 3 Ensure compliance with all statutory regulations, codes, and safety requirements 3 Lead engineering response to emergencies and critical incidents Energy and Sustainability 3 Drive energy efficiency and sustainability initiatives while maintaining uncompromised resident comfort and system performance Team Leadership 3 Lead, mentor, and develop the engineering team to deliver disciplined, technically sound, and service-oriented operations 3 Establish clear standards, accountability, and performance expectations COULD THIS BE YOU? 3 5-10+ years of experience in engineering operations within luxury residential, hospitality, or mixed-use developments 3 Proven experience leading engineering teams in complex building environments 3 Strong technical knowledge of MEP systems, building controls (BMS), and maintenance systems (CMMS) 3 Experience in new-build, pre-opening, or property stabilization environments 3 Demonstrated ability to interface with developers, consultants, and contractors during turnover and early operations 3 Solid experience managing budgets, capital projects, and operational planning 3 Strong understanding of regulatory compliance, safety systems, and building codes 3 Service-oriented mindset with the ability to support a high-touch residential environment Preferred: 3 Experience in luxury hospitality or branded residential environments 3 Relevant licenses or technical certifications 3 Exposure to energy management and sustainability programs
