Position SummaryThe Revenue Manager is responsible for driving top-line revenue performance across the Parks Division through strategic pricing, demand generation, and channel optimization. This role ensures that each property maximizes revenue and profitability by aligning
rate strategy, promotional efforts, and distribution channels with market demand, competitive positioning, and company objectives.
This position partners closely with Operations, Marketing, Central Reservations, Technology and Group Sales to deliver a cohesive, data-driven approach to revenue generation across lodging and ancillary offerings.
Essential Duties and Responsibilities 1. Rate Management - Develop and implement dynamic pricing strategies across all Parks lodging properties to optimize ADR, occupancy, and RevPAR
- Expand and deploy RMS RoomPriceGenie at 2 properties in calendar 2026
- Analyze historical trends, booking pace, seasonality, and demand drivers to forecast performance and adjust rates accordingly
- Maintain and continuously refine rate structures, including BAR, packaged rates, group pricing, and promotional rates
- Monitor competitive pricing within each market (e.g., Zion, Death Valley) and adjust positioning to maintain competitiveness and capture demand
- Lead regular revenue reviews with property leadership to evaluate performance and adjust strategies
2. Promotional Strategy - Design and execute promotional campaigns to stimulate demand during peak periods and shoulder seasons. Configure promotions directly in the PMS and in third party channels (Expedia, booking.com)
- Partner with Marketing to align promotions with broader demand generation efforts (web, CRM, paid media, partnerships)
- Evaluate effectiveness of promotions through performance tracking (conversion, booking pace, revenue impact) and adjust accordingly
- Develop targeted offers for key segments (leisure, group, drive market, international) aligned with market conditions in coordination with marketing
- Ensure promotional consistency across all touchpoints, including website, OTA listings, and on-property communications
- Create and own a promotional calendar
3. Channel Strategy - Manage and optimize distribution channels, including OTAs, wholesale and direct booking channels
- Manage and troubleshoot inventory across channels
- Establish channel mix strategies that maximize profitability by balancing cost of acquisition and revenue contribution
- Analyze channel performance (conversion rates, commission costs, booking windows) and adjust allocation accordingly.
- Collaborate with Central Reservations and Operations to ensure content is accurate and guest service issues are minimized
- Work with the sales team who contracts the wholesalers to set them up through the channel tool Siteminder
- Provide input to marketing team on paid media, CMR, social and web
Additional Responsibilities - Collaborate with finance to build and maintain demand forecasts and long-range outlooks to support budgeting and operational planning
- Identify new revenue opportunities, including packaging, upselling, and ancillary revenue streams
- Support group and transient business strategies in collaboration with Sales
- Produce weekly and monthly reporting on performance indicators and insights
- Configure PMS for policies such as deposit, cancellation, pet/smoking fee, etc
- Support Central Reservations in SOPs for direct billing, A/R
- Ensure alignment with concession contract requirements and company financial objectives
Qualifications & Experience - 3-5+ years of revenue management experience in hospitality (resorts, multi-property, preferred)
- Strong analytical skills with experience using RMS, PMS, and channel management systems
- Proven ability to develop pricing strategies and drive measurable revenue growth
- Experience managing OTA relationships and distribution channels
- Advanced Excel skills; experience with forecasting and data analysis
