Seeking a
Residential Construction Project Manager to join the team. This is a hands-on, field-driven leadership role overseeing new construction, duplex development, and major residential renovation projects throughout the Wilmington and coastal North Carolina market.
This is an opportunity for a motivated residential construction professional who wants more than another PM job. You'll have significant autonomy, performance-based earning potential, and the opportunity to become the owner's right-hand construction leader as the company grows its project portfolio and builds out its field team.
What You'll Do as the Residential Construction Project Manager:- Own multiple residential construction projects from pre-construction through completion, including new builds, duplexes, and substantial renovations
- Spend significant time in the field monitoring progress, quality, schedules, subcontractors, and upcoming project needs
- Develop and maintain construction schedules, milestones, and short-term look-ahead plans
- Coordinate subcontractors, suppliers, material deliveries, inspections, and other project logistics
- Hold subcontractors accountable for quality, schedule, and scope while resolving field issues quickly
- Identify potential delays, construction issues, and cost concerns before they impact the project
- Monitor project budgets, invoices, purchase orders, subcontractor costs, and overall financial performance
- Assist with estimating, change orders, allowances, selections, and procurement as needed
- Coordinate permits, inspections, Certificates of Occupancy, and project closeout requirements
- Provide clear weekly project updates, including current progress, challenges, and the plan for the following week
- Maintain organized project documentation and communicate consistently with ownership, subcontractors, vendors, and other stakeholders
- Take increasing ownership of construction operations as the company adds projects and field personnel
- Help establish scalable processes and standards as the organization grows
- Eventually oversee Superintendents and other field personnel as the project portfolio expands
Must-Haves as the Residential Construction Project Manager:- 3+ years of residential construction management experience
- Strong knowledge of residential construction methods, sequencing, scheduling, and quality standards
- Experience independently managing subcontractors, vendors, schedules, and multiple active projects
- Ability to read and interpret residential construction plans and specifications
- Strong field instincts with the ability to identify problems before they become expensive delays
- Strong understanding of project budgets, cost control, and the relationship between schedule performance and profitability
- Highly motivated, results-oriented approach with an interest in performance-based compensation
- Strong organizational skills and consistent follow-through
- Excellent communication skills and the confidence to make decisions in a fast-moving environment
- Self-directed mentality with the ability to operate as an extension of ownership
- Valid driver's license and reliable transportation
- Ability to provide strong professional references
Nice-to-Haves as the Residential Construction Project Manager:- Experience with custom or higher-end residential construction
- Experience managing major residential renovations or fix-and-flip projects
- Experience with coastal construction in southeastern North Carolina
- Familiarity with the Wilmington, Wrightsville Beach, Oak Island, and surrounding construction markets
- Experience simultaneously managing several projects at different stages of construction
- Experience with residential construction management software
- Previous experience helping a smaller builder or contractor scale its operations
- Experience supervising Superintendents or other field leaders
- North Carolina General Contractor license is welcome but not required
Benefit Offers:- Base salary of $75,000-$100,000, depending on experience
