Key Responsibilities- Supervise and lead union building staff, including scheduling, coaching, training, hiring, and disciplinary actions.
- Oversee the daily operations, maintenance, and appearance of the property.
- Perform and coordinate repairs involving HVAC, electrical, plumbing, carpentry, appliances, painting, masonry, flooring, hardware, and building mechanical systems.
- Conduct daily inspections of building systems, common areas, and grounds to ensure safety and operational excellence.
- Manage preventative maintenance programs and ensure work orders are completed promptly.
- Respond quickly and effectively to building emergencies, including gas, fire, flood, and mechanical issues.
- Partner with Property Management, Facilities, Leasing, Construction, and Development teams to coordinate daily operations.
- Oversee vendor relationships, vendor onboarding, and project coordination.
- Assist with lease-up operations and the transition of a commercial property into residential use.
- Conduct move-out inspections and coordinate apartment turnovers.
- Prepare daily recap reports, incident reports, and other operational documentation for upper management.
- Maintain compliance with workplace safety standards and building regulations.
- Deliver exceptional customer service by responding professionally to resident maintenance requests and concerns.
- 3-5+ years of experience as a Resident Manager, Superintendent, or Building Superintendent in a residential rental property.
- Experience supervising union employees.
- Strong knowledge of building maintenance, mechanical systems, and preventative maintenance.
- Experience managing vendors, contractors, and building projects.
- Strong leadership, organizational, and problem-solving skills.
- Excellent communication and customer service abilities.
- Proficiency with Microsoft Outlook, Word, and Excel.
- Ability to remain calm and make sound decisions during emergencies.
- Willingness to live on-site.
Preferred Qualifications- Experience with luxury residential properties or new developments.
- Experience managing lease-ups or large-scale residential communities.
- Familiarity with BuildingLink, ManageGo, Rent Manager, or Yardi.
- Budgeting and management reporting experience.
- Knowledge of city, state, and federal housing regulations.
- Standpipe, Sprinkler, and FACP certifications are a plus.
- Bilingual candidates are encouraged to apply.
- Landscaping experience is a plus.
