Overview
This role (based in Charlotte, NC) supports and executes the company's strategies related to property management operations by directing the team members on the assigned Charlotte portfolio of properties, and by implementing the policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives.
Job Description
Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financials, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
Develops the annual budget(s) for the properties comprising the assigned portfolio and oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the Controller, client/owner, and others to address and resolve gaps in the financial performance of the portfolio.
Provides leadership to the team of community managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices. Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development, and management of community team members.
Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary. Oversees the property managers timely and accurate processing of payroll. Calculates and enters incentive payouts for applicable employees.
Promotes client satisfaction and retention through timely reporting and on-going communication about the performance of the properties and responds quickly and with urgency to client/owner concerns, questions, issues, and requests.
Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth.
Ensures that the appearance and physical aspects of the properties meet the Company's and owner's established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and Company project team members.
Maintains awareness of compliance status with internal departments. Ensures adherence to Fair Housing practices, and Landlord Tennant laws. Monitor customer service and resident satisfaction.
Direct new construction lease-up activities. Ensures compliance with policies and procedures.
Always represent the company in a professional manner.
Conform to company apparel standards and set a positive example for all Associates.
Perform all other duties as directed and assist the overall team effort in any way possible.
Knowledge, Skills and Abilities Required:
Skilled in marketing and budgeting with sales or multi-family leasing and/or product sales.
Knowledge of unit turn, maintenance, grounds keeping, painting and landscaping.
Skilled in supervising and motivating others to ensure property goals and objectives are met.
Knowledge of Fair Housing and Landlord-Tenant Laws.
Analytical ability necessary to handle moderately complex administrative details.
Strong leadership abilities.
Financial understanding and ability to formulate strategies based on property and market data.
Good verbal and written communication skills
Ability to accurately perform basic to intermediate mathematical functions.
Strong oral and written communication skills.
Ability to communicate effectively with all levels of associates (Professional voice)
Demonstrated skill of time management and priority focus.
Developed sense of urgency.

Experience:
5-7 years of Apartment Property Management experience. (Required)
Regional experience (Required)
Certified Apartment Property Management Supervisor (C.A.P.S) Certification (Preferred)
AppFolio experience preferred
Valid Driver's license & current Insurance for in state travel
Additional Requirements:
Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or a flexible schedule may be required.
Must live in Charlotte or extremely, NC to be able to complete daily visits to property sites.
Regular multi-state travel is required for this position 75% of the time.
