How You Will Contribute

The Lease-Up Luxury Regional Manager drives the successful execution of one of South Florida's premier luxury apartment developments. In addition to leading lease-up strategy and operational excellence, this role will establish the culture, service standards, and resident experience for a flagship community designed to operate with the hospitality, attention to detail, and elevated service of a five-star luxury resort. This role partners closely with Community Managers and lease-up teams to accelerate occupancy, optimize revenue, and stabilize assets while ensuring operational excellence. By implementing company policies, systems, and best practices, you will position each community to achieve and exceed lease-up milestones, financial targets, and long-term performance goals.

Things You Will Do

Leadership
  • Recruit, hire, train, and develop high-performing Community Managers and lease-up teams with a strong focus on sales execution and customer experience
  • Establish a luxury hospitality culture that exceeds resident expectations from the first tour through long-term residency.
  • Coach onsite leadership on leasing performance, team accountability, and operational consistency during all phases of lease-up and stabilization
  • Support Community Managers in addressing employee relations matters including performance management, coaching, and disciplinary actions
  • Ensure regular and effective team meetings (leasing, maintenance, and operations) are conducted to drive accountability and results
  • Foster a culture aligned with company values, emphasizing urgency, ownership, and results-driven performance
  • Ensure timely response and resolution of employee concerns, requests, and escalations
  • Monitor completion of all required training, certifications, and onboarding for new hires

Lease-Up & Financials
  • Lead lease-up strategy execution to achieve absorption targets, occupancy goals, and stabilization timelines
  • Maximize revenue through strategic pricing, concessions management, and inventory control in partnership with Revenue Management and Asset Management
  • Analyze leasing velocity, traffic, conversion ratios, and competitive positioning to identify opportunities and adjust strategy in real time
  • Oversee financial performance of the portfolio, ensuring alignment with budgeted income, expense control, and NOI growth
  • Partner with Asset Managers to develop and execute budgets, forecasts, and pro formas specific to lease-up phases
  • Monitor rent collections, delinquency trends, and bad debt to ensure compliance with company standards
  • Review and interpret weekly, monthly, and quarterly reports to drive performance improvements

Compliance & Risk Management
  • Ensure all communities operate in full compliance with local, state, and federal regulations, including Fair Housing, OSHA, and landlord/tenant laws
  • Maintain a thorough understanding of ownership structures, financing, and any applicable regulatory or income-restricted programs
  • Enforce adherence to company policies, procedures, and standardized documentation across all sites
  • Oversee compliance with company systems, reporting tools, and operational initiatives
  • Address resident escalations with potential legal exposure promptly and professionally

Operational Excellence & Business Acumen
  • Monitor occupancy trends and leasing performance, making data-driven recommendations during pricing and strategy calls
  • Ensure properties achieve and maintain market-leading occupancy and rent levels in alignment with ownership objectives
  • Oversee marketing strategies to ensure accuracy, relevance, and effectiveness across all channels; adjust campaigns to support lease-up velocity
  • Conduct regular property inspections to ensure curb appeal, model presentation, and amenity readiness meet lease-up standards
  • Ensure vacant units are market-ready and turned efficiently to support leasing demand
  • Oversee renewal strategies to retain residents and support stabilized occupancy post lease-up
  • Perform regular audits of move-in files, lease documentation, and renewal processes
  • Evaluate maintenance operations, ensuring readiness for tours, timely service, and execution of preventative maintenance plans
  • Manage and oversee capital projects, vendor contracts, and seasonal services to support asset positioning
  • Analyze market data and competitive trends to refine leasing, pricing, and marketing strategies


Things You Need
  • Minimum of 5 years' experience in Multi-Family Housing with multi-site property management, specifically in High-End lease-ups
  • Bachelor's degree preferred
  • Individuals must possess a proven track record of successful multi-site property management experience
  • Willing to work a flexible schedule, including weekends and holidays
  • A sharp, professional appearance
  • Must be able to walk the property, which includes climbing stairs
  • Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, and carry supplies
  • Stand for extended periods of time
  • May be required to lift up to 25 pounds without assistance
  • Must have reliable transportation to conduct site visits


Skills
  • Strong financial acumen with the ability to analyze performance, interpret data, and contribute to budget development
  • Proven leadership skills with the ability to motivate, develop, and manage multiple teams (20+ employees) across a portfolio of up to 1,500 units
  • Excellent organizational skills with the ability to manage multiple priorities, meet deadlines, and maintain a high level of detail and urgency
  • Demonstrated problem-solving and conflict resolution abilities with sound decision-making skills
  • Strong verbal and written communication skills
  • In-depth knowledge of local, state, and federal laws, including Fair Housing and property management regulations
  • Solid understanding of market conditions and competitive properties within the region
  • Technically proficient in Microsoft Office (Word, Excel, Outlook) and property management systems such as Yardi (or similar platforms)
