Full Job Description
Position Overview
Kittle Property Group is seeking a Regional Manager to lead a multi-site portfolio based in San Antonio, Texas. You'll be responsible for driving operational excellence, financial performance, and compliance across Low-Income Housing Tax Credit (LIHTC) and affordable housing communities.

In this role, you'll lead and develop on-site teams, partner closely with internal departments, and ensure each property operates in alignment with company standards, regulatory requirements, and portfolio goals. This position requires regular travel throughout Texas.

Key Responsibilities
Leadership and Property Operations
- Lead multi-site property operations to achieve strategic goals and budget objectives
- Recruit, hire, train, coach, and manage property personnel, including performance management and development
- Provide direction and support to Team Leaders to maximize portfolio performance
- Provide relief management support to on-site offices as needed

Compliance and Reporting
- Ensure adherence to company policies and procedures and compliance with federal, state, and local laws
- Oversee all compliance requirements tied to affordable funding sources, including LIHTC Section 42
- Maintain strong documentation practices and support audit readiness across the portfolio

Financial Performance and Budgeting
- Conduct financial analysis of operating results and provide monthly reporting to senior management
- Create annual budgets for the assigned region and manage performance to budget
- Oversee property expenditures and ensure alignment with company capital expenditure policy

Site Visits and Cross-Functional Collaboration
- Conduct monthly property site visits, both virtually and in person, to assess operations, compliance, curb appeal, and resident experience
- Partner with development, construction, and accounting teams to support property needs and portfolio initiatives

Marketing and Occupancy
- Develop and execute marketing plans for each property to support occupancy, leasing, and revenue goals
- Monitor leasing performance and recommend strategies to improve results

Qualfifications

- Section 42 LIHTC experience required
