Full Job Description
Position Overview

Designed to strengthen capital expenditure support, environmental responsiveness, development resources, and operational consistency across all communities, the Regional Maintenance Manager serves as a key member of the Maintenance leadership team. This role provides oversight and support for capital expenditure projects and special initiatives, ensuring all work is completed safely, efficiently, and in alignment with Walton's quality and service standards.

Primary Responsibilities:
• Capital project support and quality assurance
• Environmental issue response and remediation guidance
• Troubleshooting and technical support
• Vacation and time-off coverage for maintenance
• Service request dashboard efficiency
• Consistency and communication across all communities
• On-Call emergency management, including scheduling and reviewing summaries

Project Management
• Bid out projects to a qualified set of preferred vendors.
• Recommend the appropriate vendor to the Director of Maintenance or CapEx Manager.
• Create a contract and schedule for Walton and the vendor, including full scope of project.
• Follow the Contract Approval process and all related policies.
• Provide onsite supervision throughout project execution.
• Maintain continual communication with the onsite team regarding schedule, scope, and project status.
• Ensure open communication with onsite teams so that prospects and residents are not inconvenienced beyond what is reasonable.
• Maintain open communication with principals, area directors, and outside consultants.
• Perform interim and final inspections to verify projects meet Walton quality control standards.
• Maintain proper documentation for each project.
• Assist in the execution and oversight of mandatory inspections.
• Execute some projects during non-office hours as needed to minimize disruption to prospects, residents, and Walton associates.
• Interface with principals and investigate new potential projects for scope and pricing as assigned.

New Development
• Conduct new construction inspection walks at each stage of completion prior to acceptance.
• Provide detailed acceptance reports outlining all deficiencies.

Asset Preservation
• Attend quarterly property management walks.
• Assist onsite teams with the timely completion of asset preservation inspections.
• Assist with reviewing monthly impact scores and help ensure items for maintenance are completed in a timely manner.

Leadership
• Understand and consistently model Walton Communities Basics.
• Participate in Basics at CSO or properties as often as possible.
• Be available and willing to assist and train onsite maintenance teams.
• Maintain personal appearance to Walton standards at all times, including appropriate uniform.
• Serve as an ambassador and representative of Walton to the construction community.
• Assist property teams in monitoring community appearance to exceed resident expectations.

Qualifications & Competencies

Education & Certifications
• HVAC Certification required.
• Certified Pool Operator (CPO) certification a plus.
• College degree a plus.

Experience & Requirements
• Must possess own tools required to perform job duties.
• Ability to work in heat and cold; ability to be on feet for extended periods.
• Proficiency in Microsoft Office required - strong Excel skills essential.
• Experience with Yardi and PlanGrid preferred.
• Technologically savvy with ability to learn new platforms quickly.
• Project Management experience is a must.
