ABOUT THE ROLE:The Regional Maintenance Manager (RMM) is a senior regional operations leadership role responsible for driving maintenance excellence, operational consistency, asset performance, and service delivery standards across a designated portfolio region.
This position provides direct leadership, technical guidance, coaching, and operational oversight to regional Maintenance Associates and Building Operators while partnering closely with Residential Portfolio Managers (RPMs), Regional Directors (RDs), Regional Vice Presidents (RVPs), and centralized Property Services leadership.
The RMM plays a critical role in advancing preventative maintenance programs, improving operational efficiency, reducing reactive maintenance, supporting capital planning initiatives, strengthening vendor accountability, and developing field maintenance capability across the region.
This role is instrumental in supporting Avenue Living's transition toward a regionalized facilities operations model focused on safety, standardization, scalability, and long-term asset preservation.
WHAT WILL YOU DO?- Provide direct leadership, coaching, and performance management to Maintenance Associates within the assigned region.
- Provide ongoing field coaching, technical mentorship, onboarding support, and operational guidance to Maintenance Associates to strengthen technical capability, consistency, and service standards across the region.
- Assess competency levels of Maintenance Associates and support ongoing skills development and leveling.
- Participate in the recruitment, interviewing, and hiring of Maintenance Associate roles.
- Foster a strong safety culture and ensure all team members adhere to Avenue Living safety policies and provincial regulations.
- Provide regional operational leadership and accountability for maintenance performance, service delivery standards, and asset condition across the assigned portfolio.
- Drive consistency in maintenance execution, preventative maintenance compliance, building standards, and operational best practices throughout the region.
- Support regional operational planning and identify opportunities to improve efficiency, reduce maintenance costs, minimize deferred maintenance, and improve resident experience.
- Partner with Regional Directors, RPMs, and Property Services leadership to support strategic operational initiatives and regional priorities.
- Monitor and report on key operational performance indicators including preventative maintenance completion, work order aging, vendor performance, emergency response metrics, and maintenance spend.
- Promote a proactive maintenance culture focused on asset preservation, operational excellence, and continuous improvement.
- Support the integrity and effectiveness of CMMS/work order systems through accurate documentation, compliance, and field execution.
- Assist with identifying asset lifecycle risks, deferred maintenance concerns, and capital replacement priorities within the regional portfolio.
- Review and validate annual fire and life safety inspections, ensuring all deficiencies are addressed promptly.
- Coordinate with vendors and contractors to ensure quality, timely, and cost-effective delivery of maintenance services.

WHAT WILL YOU NEED?- 7-10+ years of progressive experience in multi-site residential or commercial maintenance leadership.
- Strong technical knowledge of building systems including HVAC, plumbing, electrical, fire safety, and structural elements.
- Proven ability to lead, train, and develop maintenance teams.
- Experience developing and delivering technical training programs.
- Demonstrated success managing budgets, vendors, and large volumes of work orders.
- Excellent problem-solving, troubleshooting, and decision-making skills.
