Full Job Description
The Regional Director provides strategic leadership and operational oversight for a portfolio of communities located in Pembroke Pines, Miami Gardens, Miami, and Boynton Beach, FL. This role is responsible for driving financial results, achieving occupancy and revenue goals, developing high-performing teams, maintaining exceptional resident experiences, and protecting the value of each asset. The Regional Director serves as a trusted partner to ownership and executive leadership by developing and executing business strategies that maximize portfolio performance.

Essential Duties and Responsibilities

Portfolio Leadership
  • Lead and support Community Managers and Regional support teams across an assigned portfolio.
  • Foster a culture of accountability, collaboration, engagement, and continuous improvement.
  • Conduct regular property visits to assess operations, curb appeal, maintenance standards, and resident experience.
  • Provide coaching and performance management to onsite leadership teams.
  • Build succession plans and develop future leaders within the organization.

Financial Performance
  • Own the financial performance of an assigned portfolio, including revenue growth, expense management, and Net Operating Income (NOI).
  • Review monthly financial statements and operating reports to identify trends and opportunities.
  • Develop and implement strategies to improve occupancy, collections, rental rates, and ancillary income.
  • Monitor delinquency, bad debt, concessions, and operating expenses.
  • Prepare and oversee annual operating budgets and capital expenditure plans.
  • Collaborate with Asset Management to achieve ownership investment objectives.

Property Operations
  • Ensure communities operate in accordance with company policies, Fair Housing requirements, and all federal, state, and local regulations.
  • Maintain high standards for curb appeal, property appearance, preventive maintenance, and resident satisfaction.
  • Partner with Maintenance leadership to ensure timely completion of work orders, capital projects, and preventive maintenance programs.
  • Monitor vendor performance and contract compliance.
  • Oversee emergency response procedures and business continuity planning.

Leasing & Marketing
  • Drive occupancy and revenue through effective leasing strategies and pricing recommendations.
  • Review market conditions and competitive trends.
  • Partner with Marketing teams to develop community-specific marketing initiatives.
  • Monitor leasing conversion, traffic, renewals, and resident retention metrics.
  • Support new acquisitions, lease-ups, repositioning efforts, and renovation projects.

Resident Experience
  • Promote exceptional customer service across all communities.
  • Review resident feedback and online reputation metrics.
  • Resolve escalated resident concerns professionally and promptly.
  • Develop strategies to improve resident retention and satisfaction.

Talent Development
  • Recruit, hire, mentor, and retain high-performing teams.
  • Conduct regular performance evaluations and coaching sessions.
  • Identify training needs and coordinate professional development opportunities.
  • Promote employee engagement and recognition initiatives.

Compliance & Risk Management
  • Ensure compliance with Fair Housing, OSHA, company policies, and all applicable regulations.
  • Oversee internal audits and property inspections.
  • Monitor insurance claims, safety initiatives, and risk management practices.
  • Ensure timely completion of required compliance training.

Owner Relations
  • Present portfolio performance during ownership meetings and business reviews.
  • Provide strategic recommendations to improve asset value and operational performance.
  • Communicate proactively regarding property performance, capital projects, and market conditions.

Qualifications
