OverviewThe Realty Business Analyst supports the day-to-day business operations, financial processes, and accounting issues for the Realty division and Business Manager. Key responsibilities include reviewing invoices and lease financial obligations for contract compliance, maintaining data integrity in the lease administration tool, processing purchase orders and check requests, resolving vendor inquiries, and supporting operating budget development and financial close accruals.
****Position requires employee to be onsite 5 days per week****
Responsibilities
A day in the life of a Realty Business Analyst at Hackensack Meridian Health includes:
- Supports network real estate operations by reviewing lease documents, preparing abstracts, maintaining files, and managing database records, including renewals, terminations, critical dates, and related documentation.
- Maintains property, lease, and financial records across databases; reconciles system data, supports audit/compliance requirements, and tracks key milestones and obligations.
- Coordinates and processes lease financial obligations - including rent, CAM, taxes, utilities, and appraisals - ensuring invoice compliance and data integrity.
- Partners with regional portfolio managers, Legal, Risk Management, and key stakeholders to validate lease data, landlord contacts, insurance requirements, and transaction records.
- Manages transaction and onboarding activities, including supplier setup, cost center creation, estoppels, SNDAs, and due diligence (environmental reports, surveys, titles, and building assessments).
- Monitors the realty inbox to verify invoice accuracy, route inquiries to appropriate parties, and ensure timely responses.
- Maintains receivable schedules, follows up on tenant delinquencies, and handles specialized electronic billings.
- Verifies base rent, CAM, utilities, and tax changes; codes transactions, issues check requests, and assists with Accounts Payable troubleshooting.
- Manages and approves the monthly rent upload file, handles adjustments, and assists Accounting with monthly accruals.
- Assists with operating/capital budget preparation and property tax schedule maintenance.
- Reviews and approves CAM reconciliations and invoices, requesting landlord audits or confirmation of estimates when necessary.
- Enters new department codes, leases, amendments, square footage, and security deposits to ensure data integrity.
- Processes purchase orders, transfers utility accounts, and notifies relevant vendors (e.g., Capturis).
- Other duties and/or projects as assigned.

Qualifications
Education, Knowledge, Skills and Abilities Required:
- Bachelor's degree in finance area, or equivalent related analysis and bookkeeping experience.
- Advanced computer skills including but not limited to Microsoft Office and Google Suite platforms.
- Working knowledge of accounting, accounts payable and purchasing systems.
- Detail oriented with high level of organization, efficient, self-motivated, prioritize, and ability to work with minimum supervision.
- Strong Multi-tasking skills.
- Strong teamwork skills.
- Excellent interpersonal, written, and verbal communication skills.
Education, Knowledge, Skills and Abilities Preferred:
- People Soft experience or other Purchasing software.
Licenses and Certifications Preferred:
- Valid Driver's License from a USA state.
