Full Job Description
Real Estate Manager

Reporting directly to the Vice President of Real Estate, the Real Estate Manager will support the front end of the real estate process, including deal flow, site identification and evaluation, financial analysis, preliminary negotiations, and preparation of opportunities for senior-level approval.

This is a hands-on, deal-oriented role for someone who understands retail commercial real estate, enjoys evaluating opportunities and negotiating deals, and can effectively build relationships with brokers, landlords, developers, and internal partners.

Essential Duties & Responsibilities
  • Manage the real estate pipeline across multiple geographic markets, identifying and advancing qualified opportunities.
  • Source, review, and evaluate prospective locations based on established market priorities and site-selection criteria.
  • Evaluate demographics, traffic, visibility, accessibility, parking, co-tenancy, competition, trade areas, and surrounding retail.
  • Review site plans, aerials, demographic reports, and other relevant market information.
  • Conduct preliminary due diligence related to zoning, access, parking, signage, use restrictions, and other potential site considerations.
  • Coordinate and participate in market visits and site tours.
  • Evaluate deal economics, including rent, tenant improvement allowances, free rent, lease terms, options, and anticipated construction costs.
  • Prepare deal summaries and recommendations for review by the VP of Real Estate and senior leadership.
  • Lead preliminary discussions and negotiations surrounding LOIs and key business terms.
  • Partner with the VP of Real Estate on negotiation strategy and deal parameters.
  • Coordinate with Legal, Finance, Construction, Design, Operations, and other internal partners as deals progress.
  • Develop and maintain strong relationships with retail brokers, landlords, developers, and other commercial real estate professionals.
  • Maintain momentum throughout the deal process and help move qualified opportunities from initial review toward approval and execution.

Qualifications
  • Minimum of 2 years of commercial real estate experience, preferably within retail commercial real estate.
  • Experience in retail leasing, site selection, tenant representation, development, acquisitions, or a similar capacity.
  • Strong understanding of retail properties, shopping centers, commercial lease structures, and the factors that drive successful site selection.
  • Experience with LOIs and commercial real estate negotiations.
  • Strong financial and analytical skills with the ability to evaluate deal economics and identify potential risks.
  • Excellent communication, negotiation, and relationship-building skills.
  • Highly organized with the ability to manage multiple opportunities and priorities simultaneously.
  • Self-motivated, proactive, and comfortable working independently while collaborating with senior leadership.
  • Ability and willingness to travel throughout assigned markets.

Preferred Experience
  • Experience with a national or regional retailer, restaurant, fitness operator, or other multi-unit concept.
  • Tenant representation or retail leasing experience.
  • Experience with second-generation retail and/or ground-up development.
  • Bachelor's degree in Real Estate, Business, Finance, or a related field preferred, but not required.
