The OpportunityProvide supervision and leadership for functions relative to the Purchasing department and any other needs of the division that relate or influenced by the Purchasing team. Considered to be a key facilitator to both internal and external customers as it relates to subject matter relative to the purchasing scope of work.
Key Responsibilities- Manage all purchasing back-office functions, including option costs, budget analysis, cost variance reviews, purchase order approvals, starts review, contract changes, and lumber/truss cost tracking.
- Prepare and provide daily purchasing reports and VC data to management.
- Administer builder rebate programs and maintain vendor relationships.
- Support internal stakeholders, including Studio, Production/Operations, Land, and Sales teams.
- Partner with NAPA to track and collect rebates and review subcontract agreements.
- Collaborate with National Purchasing and provide requested feedback and support.
- Provide management with timely updates on projects, priorities, and areas requiring attention.
- Train, coach, and develop Purchasing Agents and Administrators, ensuring achievement of purchasing metrics and completion of performance management activities.
- Develop and implement purchasing policies, procedures, and best practices.
- Manage approval processes for starts, contract changes, and field purchase orders.
- Represent the Southwest Region with the National Contracts and Purchasing team.
- Assist with WRAP insurance renewals and provide direct cost estimates for land acquisitions.
- Ensure compliance with Energy Star requirements, code updates, and EPG standards.
What You Bring- Bachelor's degree and/or applicable work experience in a related field.
- Minimum 4-6 years of Purchasing experience in the Real Estate or Homebuilding industry.
- Minimum 2 years of management experience preferred.
- General knowledge of residential construction and the components required to construct single-family and multi-family homes.
- Ability to analyze direct costs to maintain or improve budgets.
- Strong organizational skills with the ability to multitask and meet deadlines.
- Strong communication, negotiation, and problem-solving skills to support division needs.
- Demonstrates a cooperative attitude at all times.
- Strong mathematical and statistical aptitude.
- Ability to provide leadership and direction to direct reports in alignment with company expectations.
- Ability to support management as needed or requested.

- Ability to participate in an on-call rotation and respond to emergency calls or issues during off-hours when needed.
