Full Job Description
The opportunity

We are hiring an experienced Property Manager to lead 2211 Grand Isle Apartments, a 390-unit multifamily apartment community in Brandon, Florida. You will run the community like a business, with full ownership of its financial performance, occupancy, resident experience, and team.

You will lead an onsite team that includes an Assistant Property Manager, leasing consultant, a Maintenance Supervisor, and maintenance technicians, and partner closely with our Vice President of Operations to maximize the long-term value of the asset.
What you'll do

Lead and develop a high-performing team. You will hire, train, coach, and evaluate onsite associates in partnership with Human Resources, supervise staff and vendors, manage on-call coverage, and build a culture of teamwork, accountability, and customer service.

Own the budget and financial performance. You will prepare the annual operating budget, manage the property P&L, and report results to ownership. You will grow revenue through rent optimization, lease renewals, and reduced vacancy loss, while controlling expenses, negotiating vendor pricing, and overseeing rent collection and delinquency management.

Drive leasing, occupancy, and marketing. You will oversee the full leasing cycle, from tours and applicant screening to move-ins and renewals, in compliance with Fair Housing laws. You will run monthly market surveys, measure marketing ROI, and adjust strategy to keep occupancy on target.

Protect and improve the physical asset. With your Maintenance Supervisor, you will oversee make-ready and unit turnover, preventive maintenance, and work orders, inspect buildings and grounds regularly, and find savings in service contracts such as HVAC, trash removal, and pool service.

Deliver an outstanding resident experience. You will set a high standard for resident relations and retention, resolve resident concerns, conduct move-in and move-out inspections, and coordinate community events.
What you bring

You have at least four years of multifamily property management experience, including supervising onsite staff, ideally as a Property Manager, Community Manager, or Assistant Property Manager at a 300+ unit community. Yardi Voyager experience is required, along with Microsoft Excel, Word, and Outlook.

You bring skills in budgeting, accounting, sales, marketing, and customer service, and a solid understanding of lease agreements, Florida landlord-tenant law, and Fair Housing regulations. You communicate clearly, stay professional under pressure, manage competing deadlines, and work independently.

A high school diploma or GED is required, and a college degree is preferred. Some evenings and weekends and reliable transportation are required, and offers are contingent on drug and background checks.
