1,115 Unit Multifamily Community

Position Overview

We are seeking a Senior level Property Manager to lead operations at The Pavilion, a 1,115-unit community in Chicago. This is a high-impact leadership role responsible for driving financial performance, operational efficiency, and team engagement across a large, cross-functional team of approximately 32 team members.

The ideal candidate brings a proven track record ofbuilding, leading, and sustaining high-performing, collaborative teams, while successfully managing large teams and the complexities of a large-scale asset.

Key Responsibilities

Leadership & Team Development
  • Build, develop, and lead a collaborative, high-performing team culture
  • Foster strong communication, accountability, and alignment across leasing, maintenance, and administrative functions
  • Coach and mentor team members to support career growth and succession planning
  • Create a synergistic team environment where individuals work cohesively toward shared goals

Operational Excellence
  • Oversee daily operations of a 1,115-unit community with a retail component, ensuring consistency, efficiency, and compliance
  • Implement processes and best practices that drive performance and improve resident experience
  • Ensure property standards, safety protocols, and company policies are upheld

Financial Performance
  • Manage and achieve budgeted financial goals including NOI, occupancy, and revenue growth
  • Monitor expenses, identify cost-saving opportunities, and maintain strong financial controls
  • Partner with Asset Management on strategy, forecasting, and long-term planning

Resident Experience
  • Champion a best-in-class resident experience, maintaining high satisfaction and retention rates
  • Respond to escalated resident concerns with professionalism and urgency
  • Drive a service-focused culture across the entire team

Leasing & Marketing Strategy
  • Partner with the leasing team to optimize occupancy and pricing strategies
  • Analyze market trends and competitor data to position the asset effectively
  • Ensure strong execution of marketing and outreach efforts

Qualifications
  • 5+ years of Property Management experience, with demonstrated success managing large-scale or high-rise communities (500+ units preferred; experience with 1,000+ units strongly desired), including mixed-use communities with retail components.
  • Proven ability to lead and develop large teams (20+ employees)
  • Strong financial acumen with experience managing budgets, forecasting, and driving NOI
  • Track record of building engaged, collaborative, and results-driven teams
  • Excellent communication, leadership, and problem-solving skills
  • Experience with property management systems (Yardi, RealPage, or similar)
