Full Job Description
What this job involves:

JLL is seeking a financial savvy Property Manager for one of it's diversified portfolios in Nort York that includes a complex of interconnected multi-tenant office buildings, a recently upgraded retail parkade and excellent tenant food amenities. It is easily accessible and situated at one of the busiest intersections in North America. You will cultivate a community culture for both the tenants and the surrounding area.

As the lead professional, the PM is responsible for all aspects of client and tenant satisfaction as well as managing the budget and complex financial adjustments. The PM is responsible for working directly with the client to ensure a thorough understanding of its investment objectives and the development of acceptable property-specific strategic plans of an operating and capital budget. The PM provides excellent communication (both written and verbal) to both building owners and tenants to ensure an ongoing, successful relationship.

What your day-to-day will look like::
• Develops, gains consensus for, and implements the Management Plan for assigned assets.
• Assist in completing the Management Audit.
• Employs or contracts for onsite management and building personnel, as delineated within the operating budget, management plan and/or management services agreement.
• Competitively bids and prepares all service contracts to assure high quality and cost-effective services.
• Identify and initiate process improvements for all current property systems.

Financials:
• Oversees completion of monthly, quarterly, and annual owner's reports.
• Prepare and/or review the annual jurisdictional forms and filings as required.
• Prepares the final budget documentation (i.e., explanatory notes.) Plans and administers budget for the properties.
• Works with Client Accounting Services (CAS) in Toronto, ON to manage the accounting process and directs on-site bookkeeping functions and collection process.
• Prepares and/or reviews adjustments to tenant billing process.
• Reviews and approves all accounts payable, ensuring accurate Property ledge coding and property allocations.
• Prepares and/or reviews financial statements and reports on status of office buildings such as occupancy rates and dates of expiration of leases.
• Prepares and/or reviews financial reports for client on monthly, quarterly and annual basis complying with requirements in management services agreement.

Client / Tenant Services:
• Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement and of leased premises as dictated by lessee's agreement.
• Maintains role as a secondary contact for tenants relative to tenant service requests.
• Proactively meets with tenant representatives on scheduled basis.
• Oversees Tenant Guide for property and services.
• Prepares and/or reviews periodic inventory of building contents and property condition, and forwards listing to client for review.
• Develop and implement a tenant retention program.

Management:
• Establishes written goals and objectives for employees directly reporting to the role of Property Manager. Conducts periodic formal and informal performance evaluations.
• Develops training program and career path for property employees.
• Assures succession planning.

Required Qualifications:
• Minimum 8+ years' experience in a large commercial property in a Property Management role with a solid track record in multi discipline service-oriented positions.
• Industry related certification (i.e., Real Property Administrator (RPA) or Certified Property Manager (CPM) required).
• Knowledge of HVAC and building systems, construction process and mechanical drawings, an advantage.
• Excellent customer service skills.
• Excellent interpersonal, relationship building and influencing skills.
• Expert understanding of project management methodology and application in large projects with full delivery accountability.
• Superior skills to mentor, coach and train staff. Acts a role model in teamwork, seeking ways to improve team dynamics/ effectiveness.
• Excellent verbal and written communication skills.
• Superior problem solving and analytical skills in solving complex and new problems requiring in-depth analysis and evaluation.
• Takes initiative to develop and implement new processes that improve the overall effectiveness of the portfolio.

Preferred Qualifications:
• University or college degree required, a degree in Business or Management an advantage.

Estimated compensation for this position:

83,000.00 - 100,000.00 CAD per year

This range represents the estimated base salary and actual compensation may differ. Final base salary is determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations. Some roles and employees may be eligible for discretionary bonuses, benefits, or other compensation.
