Full Job Description
JOB SUMMARY:

The Property Manager will oversee day-to-day property management activities, mentor on-site staff, and ensure all properties under your supervision meet our high standards of quality and service. Your role will involve a mix of strategic planning, team management, and hands-on problem-solving.

QUALIFICATIONS AND EXPERIENCE:
• Must have a High School diploma or equivalency.
• Minimum of 4 years Property Manager experience in an on-site office setting.
• Must be proficient in Yardi plus Microsoft Office Suite programs (Excel and Word).
• Excellent oral and written communication skills, organized, solution-oriented, and driven to complete projects.
• Working knowledge of NY local and state, plus federal and fair housing laws, especially rent stabilization laws.

ESSENTIAL KNOWLEDGE, SKILLS, AND ABILITIES:
• Use Microsoft Office Suite (Outlook, Word, Excel, etc) to collect and analyze information
• Bilingual with Spanish and Notary is a plus
• Ability to communicate effectively and professionally in person and in writing
• Able to set goals and meet deadlines
• Able to use sound judgment and lead a successful team
• Create and implement productivity standards
• Ability to work independently and as part of a team
• Respond to the needs and provide support to the leasing team
• Accountability for staff performance
• Knowledge of proper grammatical usage, punctuation, and spelling

Property Operations and Maintenance:
• Oversee the general upkeep and maintenance of the property, including managing repairs, inspections, and preventive maintenance schedules.
• Coordinate with the maintenance team and contractors to ensure the property is safe and compliant with health and safety regulations.
• Conduct regular property inspections to assess building conditions and address maintenance concerns promptly.
• Manage and track repair work orders and ensure timely completion of requests.

Resident Relations and Support:
• Foster a welcoming, respectful, and supportive environment for tenants.
• Serve as the first point of contact for residents regarding any issues related to the property.
• Address tenants' concerns and issues related to the property, ensuring that all concerns are handled in a timely and effective manner.
• Maintain open communication with tenants, case managers, and service providers to coordinate support services.
• Address and resolve any conflicts or concerns between residents, promoting a safe and peaceful community atmosphere.
• Ensure that residents understand and follow all rules and policies related to their tenancy and housing.

Leasing and Rent Collection:
• Use Yardi to ensure properties are leased in accordance with the program requirements, including tenant eligibility and affordability guidelines.
• Manage the application and screening process, ensuring compliance with fair housing laws and policies.
• Handle lease renewals, move-ins, and move-outs, ensuring all paperwork is completed and filed accurately.
• Collect rent payments and manage financial records for the property, including maintaining accurate accounting of rent collections, deposits, and expenses.
• Work with residents to resolve any outstanding rent issues and/or create payment plans.

Compliance and Reporting:
• Ensure the property complies with NYC, NYS, and federal regulations, including housing laws, health and safety codes, and accessibility requirements.
• In the event that any City agency violation is received against the property, the Property Manager to process the removal of said violation.
• Maintain accurate records related to tenant leases, income verification, and other required documentation.
• Prepare and submit regular reports on occupancy, rent collection, maintenance, and property issues.
• Monitor program compliance with supportive housing guidelines and document any non-compliance.

Team Coordination and Community Outreach:
• Collaborate with support services staff, social workers, and other service providers to ensure that tenants receive the necessary services.
• Attend regular meetings with community partners, housing authorities, and other stakeholders.
• Provide outreach and assistance to potential residents, as needed.
