Full Job Description
General Purpose

Performs property transactions (fee and easement acquisitions, fee and easement dispositions, leases) for the company.

Responsibilities

  • Independently perform basic to moderate property transactions involving raw land, commercial, industrial, and other property, including purchase and sale of property and easements and leases.
  • Negotiate with external clients and outside agencies (property owners, city, county, state agencies and legal entities) as needed to support projects.
  • Independently manage a number of transactions.
  • Manage and/or engage in projects that involve inter-disciplinary teams across internal business units.
  • Perform project tracking, reporting and cost analysis including regulatory submissions, data requests and fiscal reporting.
  • Review and develop documents such as purchase and sale agreements, easements, leases, rights of entry and other associated documents.
  • Provide consultation and studies to management regarding acquisition and disposition strategy.
  • Participate in public interactions and communication through formal and informal presentations to various groups, representing the department and the company.
  • Support internal project teams throughout the real estate acquisition process, including site selection, zoning and land-use analysis, survey and title review, ownership verification, property valuation, contract and option negotiations, resolution of development constraints, and implementation of innovative solutions to advance project objectives.
  • Ensure that property transactions are performed and documented per company and department policies and meet corporate governance, regulatory and other reporting requirements.


Requirements

  • Bachelor's Degree in business, law, or a related field; or the equivalent combination of education and experience.
  • A minimum of three years' experience performing commercial real estate transactions, preferably with a utility or government entity.
  • Ability to effectively manage a portfolio of varied, complex tasks/projects, while also focusing on detail.
  • Communication and interpersonal skills involving the ability to establish and maintain relationships with internal and external parties.
  • Ability to work with all organizational levels to influence actions and negotiate outcomes.
  • Ability to listen and communicate effectively through oral and written means.
  • Proficient with the use of personal computers to gather, analyze and summarize data.
  • Ability to read and evaluate property-related legal descriptions, documents, and maps.
