The Project Superintendent is responsible for overseeing the interior renovation of apartments and ensuring projects are completed according to scope, on budget, and within the agreed-upon timeline. Serve as liaison between construction services and the operations team during renovations.
Occasional travel is required.Essential Functions and Responsibilities:- Coordinate renovations to be scheduled with Regional operations team and site team
- Review scope of planned projects, including any supporting documents
- Manage third party contractors during renovation process
- Interface with Regional Directors of Construction, Community Manager, maintenance teams, contractors, other suppliers, and owners/asset managers
- Walk units weekly to verify work is being performed according to specifications and according to timetable and budget; determine plan of correction if deficiencies exist
- Maintain inventory of supplies for renovation
- Stock apartments with supplies/kits such as blinds, lighting, etc.
- Maintain daily production schedule
- Provide feedback to contractors who are not meeting expectations
- Manage unit turn schedule
- Review and approve draws
- Inspect and accept units being turned
- Create punch lists for units being turned
- Assist in developing database of local contractors/vendors
- Coordinate all required work to be completed for interior mock-ups prior to renovations getting underway.
- Ability to work with several contractors on sites at one time
- Comply with Bell policies, procedures, standard reporting and quality standards to ensure consistency in execution and operations
Other Duties and Responsibilities:- Assists with other tasks and projects as requested
- Site Inspection on any other renovation projects
Knowledge/Skills/Abilities:- Must be able to read contracts and scope of work
- Must be able to read engineering plans
- Must be able to read Onesite reports regarding units
- Must be knowledgeable of OSHA standards and enforce such standards
- Must be detail-oriented and have strong project management skills and ability to multi-task
- Strong interpersonal skills with the ability to work in a team-based setting
- Must possess proficiency in Microsoft Office applications, especially Excel
- Must have excellent oral and written communication skills

Education & Background:- High School diploma or equivalent; associate or college degree preferred
- Apartment Maintenance or construction background required
- Minimum of five (5) years' experience on an apartment site

Compensation RangeAnnual Salary: $75,000.00 - $100,000.00
Incentive compensation opportunities are available and are performance based.
