Project Manager, Tenant Improvements & Construction

Reports To: Vice President of Construction

Position Summary:

Samuels & Associates is seeking a highly organized and proactive Project Manager to oversee tenant improvement projects, capital improvements, and select development initiatives across our portfolio. Acting as the Owner's representative, this individual will manage projects from preconstruction through closeout while coordinating closely with leasing, development, property management, legal, and construction partners.

The ideal candidate will bring strong project management, budgeting, scheduling, and tenant coordination experience within commercial, retail, office, or mixed-use real estate environments.

Key Responsibilities:

Tenant Improvement Project Management

  • Manage retail and office tenant improvement projects from lease execution through tenant opening.
  • Develop and maintain project budgets, schedules, and construction milestones.
  • Coordinate tenant delivery and monitor project progress to ensure compliance with lease obligations and established timelines.
  • Review tenant plans and design submissions for compliance with landlord requirements, building standards, and lease provisions.
  • Monitor project costs, review change orders, and approve contractor invoices and draw requests.
  • Lead project meetings, document action items, and provide regular status updates to internal stakeholders.
  • Manage project closeout activities, including punch list completion, turnover documentation, warranties, and final accounting.


Tenant Coordination & Lease Implementation

  • Support leasing and development teams during LOI and lease negotiations by preparing and coordinating construction exhibits, work letters, and lease plans.
  • Track critical lease dates, tenant obligations, delivery milestones, and construction-related requirements.
  • Coordinate with tenants, architects, engineers, contractors, and property management teams throughout the design, permitting, and construction process.
  • Collect and manage required tenant documentation, including permits, insurance certificates, shop drawings, construction schedules, and other project deliverables.
  • Administer tenant improvement allowances and reimbursement processes in coordination with accounting and property management teams.
  • Facilitate tenant space turnover and construction kick-off meetings.


Capital Projects & Building Improvements

  • Manage select capital improvement projects across the portfolio, including budgeting, scheduling, procurement, contractor management, and project completion.
  • Coordinate with asset management and property management teams to identify project priorities and operational requirements.
  • Ensure projects are delivered safely, on schedule, and within approved budgets.


Development & Preconstruction Support

  • Support development projects during planning and preconstruction phases.
  • Assist in contractor selection, bid analysis, and contract negotiations.
  • Participate in design and coordination meetings to provide input on cost, constructability, scheduling, and project execution.
  • Develop and maintain project budgets, schedules, and reporting tools.
  • Assist with lender, investor, and joint venture approval processes as required.


Qualifications:

Required

  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field.
  • 4-7 years of experience in commercial construction, owner's project management, development, or construction management.
  • Experience managing retail, office, mixed-use, or tenant improvement projects.
  • Strong understanding of construction budgeting, scheduling, contracts, permitting, and project delivery.
  • Experience reviewing architectural and engineering drawings and construction documentation.
  • Excellent organizational, communication, and stakeholder management skills.


Preferred

  • Experience working for a real estate developer, owner's representative, general contractor, or construction management firm.
  • Familiarity with lease exhibits, work letters, and tenant coordination processes.
  • Proficiency with Procore, Bluebeam, Microsoft Project, SharePoint, and Microsoft Office.
  • Experience managing projects in occupied commercial buildings.
