Full Job Description
We are seeking an experienced Residential Construction Project Manager to oversee residential renovation and development projects for a growing real estate investment and property improvement company in the Baltimore metropolitan area. This is a hands-on leadership role responsible for managing projects from preconstruction through final completion, ensuring they are delivered safely, on schedule, within budget, and to the highest quality standards.

The ideal candidate has extensive experience managing residential construction projects, coordinating subcontractors and vendors, controlling project costs, and driving successful project execution. This role is best suited for someone who thrives in a fast-paced environment and takes full ownership of multiple residential renovation and development projects.
Responsibilities
  • Manage multiple residential construction and renovation projects from planning through project closeout.
  • Develop and maintain project schedules, budgets, and timelines to ensure successful execution.
  • Coordinate subcontractors, vendors, suppliers, inspectors, and other project stakeholders.
  • Conduct regular site visits to monitor quality, safety, progress, and schedule adherence.
  • Identify and resolve field issues, delays, and project challenges in a timely manner.
  • Monitor project budgets, approve invoices, manage change orders, and control project costs.
  • Ensure all work complies with applicable building codes, safety regulations, and company quality standards.
  • Communicate project status, milestones, risks, and updates to internal leadership.
  • Support material procurement, project planning, and final project closeout activities.
  • Maintain strong relationships with contractors, vendors, and project partners.


Requirements
  • 5+ years of experience managing residential construction, remodeling, or residential development projects.
  • Proven experience overseeing single-family homes, residential renovations, or investment property rehabs.
  • Strong knowledge of residential construction methods, project scheduling, budgeting, and subcontractor management.
  • Ability to read and interpret construction drawings, specifications, and project documentation.
  • Experience managing multiple projects simultaneously while meeting deadlines and budgets.
  • Proficiency with Microsoft Office and construction project management software.
  • Excellent communication, leadership, and organizational skills.
  • Must have direct project management ownership experience; project coordination experience alone is not sufficient.
  • Residential construction experience is required; commercial-only construction experience will not be considered.
