Responsibilities

  • Coordinate daily activities with Design Consultants and Subcontractors to ensure compliance and progress.
  • Prepare and manage trade contracts and scopes of work for different projects.
  • Develop and synchronize project schedules across all teams involved, including Consultants and Subcontractors.
  • Oversee financial reporting, budget maintenance, and cost management throughout project lifecycles.
  • Work closely with Architects and Engineers to monitor and mitigate cost and scheduling impacts from changes.
  • Review and approve drawing releases and scope change requests from Consultants.
  • Manage site logistics and ensure the alignment of on-site operations with project timelines and requirements.

Responsibilities

Related California Construction is seeking a Project Manager to join their team in Los Angeles. The Project Manager is responsible for overseeing multiple Tenant Improvement projects located in West Hollywood. The ideal candidate will have extensive knowledge and experience to manage the entire process, including estimating, scheduling, logistics, cost management, financial reporting, contract administration, and construction operations.
  • Daily coordination with Design Consultants and Subcontractors. Ensure that each group is performing and meeting their responsibilities.
  • Prepare trade contracts and scopes of work for the various projects and trades being managed in collaboration with others.
  • Coordinate project schedules between Consultants, Construction Management and Subcontractors.
  • Oversee the development and maintenance of budget and cost reports.
  • Work with the Architect and Engineer of Record to understand and monitor pending changes and manage so as to reduce cost and schedule impact.
  • Review drawing releases from Consultants to ensure that required information is being provided to Subcontractors and identify any potential scope changes.
  • Manage, track and review change order requests from Subcontractors.
  • Review the Schedule of Values submitted by the Subcontractors for the monthly requisitions, verifying the percentages complete.
  • Coordinate all trades on site to ensure schedule and logistics requirements for the project being managed are being properly planned and maintained.
  • Oversee field operations including supervising and managing personnel and Subcontractors.
  • Manage and coordinate the process for lobbies and amenities, ensuring that design plans are executed accurately and align with the overall project vision.
  • Manage and monitor construction activity to maintain compliance with contract documents and company quality safety standards.
  • Coordinate all inspections including special inspections as required.
  • Attend weekly progress meetings with Owner, Architect and Contractors.
  • Lead weekly Project Manager meetings with the Subcontractors.

Qualifications

  • 6+ years' experience in the field, including 3-5 years of supervisory experience. Experience in tenant improvement projects preferred.
  • Skilled in resolving conflicts and gaining cooperation among individuals with competing interests and goals.
  • Knowledge of Procore, Autodesk, Plan Grid or similar strongly preferred.
  • Knowledge of scheduling, estimating, and cost principles desired.
  • Ability to work well with all individuals including stakeholders, trades, unions, vendors, tenants and senior management personnel.

Compensation

The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.

Anticipated base salary range: $135,000 - $165,000

Actual base salary within the anticipated range will be determined by several components including, but not limited to, the individual's experience, skills, qualifications, and market factors.
