Full Job Description
Project Manager with experience in Construction, Civil Engineering, or a related field.

You will support the Regional Lead of Construction by maintaining the project schedule and proactively managing the project budget by owning approvals and deliveries, controlling expenses, and reviewing submittal data. You will assist in reviewing development or redevelopment activities, oversee the day-to-day management/project management of assigned construction activities, and manage third-party vendors and the activities of multiple contractors.

Existing office to multi-family conversion.

This is an existing 5 story concrete building with all concrete floors, walls and columns. The original part of the building was built in 1918, with an extension in 1924, then level 5 was added out of steel more recently within the last 50 years.

Amenity spaces include:
  • an expansive roof deck,
  • water view clubhouse amenity,
  • unique 4,000 sf open atrium space,
  • gym and co-working lounge.
  • The ground floor will be converted to a parking garage.

The work includes replacement of all of the existing windows to preserve the original building aesthetic.

Project duration: 4 months soft demolition, 18 months TCO, 20 months complete project duration following soft demolition.

What you'll do
  • Manage project buyout and contract negotiations
  • Manage the budget and job cost forecasting
  • Be responsible for meeting financial, budget, and forecasting objectives and requirements and report to senior management on the same.
  • Monitor construction schedule, track, and monitor construction progress through site reports
  • Perform onsite inspections to ensure standards are being met and construction is adhering to plans and specifications
  • Ensure project costs are aligned with approved budgets, as well as review and approve contractor invoices and change order requests
  • Lead project to timely completion, to scope and budget projections and obtain a certificate of occupancy
  • Function as a positive, proactive liaison between multiple onsite teams, third-party groups, and corporate office departments, supporting effective and productive communication between all stakeholders

  • Bachelor's degree in architecture, Civil Engineering, or related field
  • 6-8+ years' experience in Construction or related field
  • 5-7+ years' experience in Multi-Family Construction Project Management
  • 5-7+ years' experience managing others
  • Experience in wrap & podium construction a must.
  • Demonstrate technical expertise and experience that make you well-suited to manage these specific risks.
  • Extensive computer knowledge (Windows), and working knowledge of construction and project management, Microsoft Project
  • OSHA 30-hour Certification; issued in the past three years, and current First Aid & CPR training certificate
  • Must be able to pass a drug screen after a conditional offer of employment is made

Base compensation range $140k to $160k. Total compensation for this role also includes a bonus incentive in addition to the base salary. The Company reserves the right to ultimately pay more or less than the posted range and to offer additional benefits and other compensation, depending on circumstances unrelated to an applicant's sex or other protected status under local, state, or federal law.
